Long Beach or Kyrenia? Prices, Rent and Living
Short answer: The answer to Long Beach or Kyrenia depends on your purpose. If you want a sandy beach, a lower entry budget and holiday-home or rental-focused use, İskele Long Beach stands out. If you want a lively city year-round, proximity to services, an established foreign community and a deeper resale market, Kyrenia is more balanced; in return, you pay a higher price.
This article is for readers who have decided to buy a home in Northern Cyprus (TRNC) but are choosing between the east coast and the north coast. We compare the two regions side by side under headings such as price, rental income, beach, winter living, healthcare and resale, then discuss which one makes more sense according to different buyer profiles.
Long Beach or Kyrenia: summary comparison
The main difference between the two regions is this: Long Beach is a new, resort-style coastal area, while Kyrenia is a port city that has been established for centuries. This difference is reflected in everything from prices to winter living.
| Criterion | İskele Long Beach | Kyrenia and surroundings |
|---|---|---|
| Studio / 1+1 listing price | ~85.000–180.000 £ | ~110.000–200.000 £ |
| 2+1 listing price | Data is scattered | ~130.000–260.000 £ |
| 1+1 long-term rent | ~450–750 £ (up to 900 £ in seller statements) | ~550–900 £ |
| Beach | ~3 km sandy beach, shallow sea | Mostly rocky coastline and beach clubs |
| Ercan Airport | 40–45 min | 40–50 min |
| Nicosia | ~1 hour | 25–30 min |
| Winter living | Becomes noticeably quieter | Lively year-round |
| Hospital | 20–25 min to Famagusta | Public and private hospitals in the city |
| Housing type | Large residential complexes, mainly studios and 1+1 units | Mix of apartments, complexes and villas |
| Construction density | High, ongoing | Exists, but within an established urban fabric |
Price and rental figures have been compiled from 2025–2026 listing observations and are not an official index; for official indicators, you can refer to the publications of the TRNC Statistical Institute. They are indicative as of October 2026; please verify. Price and entry budget
For the same type of apartment, Long Beach has a significantly lower entry budget than Kyrenia. Studio listings in Long Beach start at around 85.000 £, while in Kyrenia we generally talk about 110.000 £ and above for an apartment of similar size.
A concrete example: Assume you have a total budget of 150.000 £ and set aside 12 percent for purchase costs. The usable amount for the property would be approximately 134.000 £. This amount is enough for a 1+1 in Long Beach, in a complex with a pool and within walking distance of the beach. In Kyrenia, the same money often corresponds to a studio far from the centre or a small 1+1 with no view.
The reason for the price difference is simple: in Kyrenia, land is scarce in the narrow strip between the mountains and the sea, while demand continues year-round. In Long Beach, many projects are rising at the same time on broad, flat land and supply is abundant. This abundance gives the buyer room to negotiate; but it also increases competition at resale.
Rental yield and tenant profile
In terms of gross rental yield, the two regions are close to each other; the difference lies in the tenant profile and how income is distributed throughout the year. In Long Beach, income is concentrated in the summer months, while in Kyrenia it flows more steadily year-round.
| Sample assumption | Long Beach 1+1 | Kyrenia 1+1 |
|---|---|---|
| Purchase price | 130.000 £ | 170.000 £ |
| Monthly long-term rent | 600 £ | 750 £ |
| Annual gross rent | 7.200 £ | 9.000 £ |
| Gross yield | %5,5 | %5,3 |
This table is based entirely on sample assumptions; maintenance fees, management fees, vacancy and tax have not been deducted. Since maintenance fees in resort complexes in Long Beach can be relatively high, this item determines the net difference. Short-term rentals in Long Beach are strong in summer; in Kyrenia, university staff, remote workers and settled foreigners keep long-term demand active.
We have also covered long- and short-term rental ranges in Long Beach, together with seasonal differences, in our Long Beach rental prices article.
Beach, sea and daily life
If the sea and beach are your priority, Long Beach is clearly ahead; if city life and variety are your priority, Kyrenia is. Long Beach’s approximately 3 km sandy and shallow coastline is a major advantage for families with children and those who cannot swim. The walking and cycling path along the coast is also at the centre of daily life.
In Kyrenia, going swimming often means going to a beach club or a rocky bay; on the other hand, the historic harbour, variety of restaurants and cafés, cultural events and shopping options are much wider. In Kyrenia, you will not have trouble finding options for dinner out; in Long Beach, the number of venues that remain open in winter is limited.
In terms of transport, both regions are at similar distances from Ercan. Kyrenia’s clear advantage is its half-hour proximity to Nicosia; this difference is felt for official matters, consulates and large shopping centres. Long Beach’s advantage is its proximity to Famagusta, Salamis and Karpaz.
Winter living and permanent residence
Kyrenia is a safer choice for permanent living, because it continues to function as a city in winter as well. In Long Beach, many complexes operate with low occupancy between November and March, and some restaurants and beach businesses close.
This does not mean that you cannot live in Long Beach in winter. There are markets, pharmacies and cafés open year-round; a small community of Turkish, British and other foreign residents living there permanently has also formed. However, if you want to build your social life outside the complex, bear in mind that you will often go to Famagusta in winter. We described the region’s winter pace in our article on winter living in Long Beach.
There is a similar picture on the healthcare side. In Kyrenia, the public hospital and more than one private hospital are within the city; in Long Beach, although private clinics are available, you need to go 20–25 minutes to Famagusta for comprehensive hospital services. For buyers with chronic conditions or of advanced age, this difference can be decisive.
Resale and value preservation
Kyrenia has the stronger hand in ease of resale; in Long Beach, the speed of sale depends on how much the apartment stands out from its competitors. In Kyrenia, the resale market is deeper and the buyer base is more diverse; buyers from Turkey, the United Kingdom and other countries, as well as local buyers, are in the same pool.
In Long Beach, it is common to see similar studios and 1+1 units for sale at the same time in the same complex or on the same street. In this case, the price is determined by the floor, view, distance to the beach, quality of site management and level of maintenance fees. When buying, asking “if I wanted to sell tomorrow, what would distinguish my apartment from the others?” is especially important in Long Beach.
The observation of Akol Global’s after-sales team is as follows: in Long Beach, apartments that preserve their value are generally units in well-managed complexes with transparent maintenance fees and ongoing maintenance in winter as well. In Kyrenia, location alone does more of the work.
Which one suits whom?
In short: Long Beach is more suitable for rental-focused investors, holiday-home buyers and families with children; Kyrenia is more suitable for retirees, remote workers and buyers who will live there year-round. The steps below will help clarify your decision.
- Write down how many months of the year you will use the property. If it is less than three months, Long Beach’s holiday-home and rental combination makes sense; if it is more than nine months, Kyrenia’s year-round services carry more weight.
- Clarify your budget including costs. With budgets under 130.000 £, options in Kyrenia narrow; in Long Beach, a 1+1 within a complex is possible.
- Question your sea habits. If walking to a sandy beach every day is essential for you, Long Beach; if a beach club is enough, Kyrenia.
- Evaluate your healthcare and Nicosia needs. If you have regular hospital visits or business in Nicosia, Kyrenia is practical.
- See both regions in winter as well. A visit between November and February will decide half of the decision on its own.
In Long Beach, Akol Global has the Dolce Vita Resort İskele – Long Beach project, while on the Kyrenia line there is Esentepe Exclusive in Esentepe. If you want to consider other regions as well, our Northern Cyprus region comparison article places nine regions side by side. The choice of region does not change the final purchase conditions: in both regions, citizens of Turkey are considered foreigners and require permission from the Council of Ministers.
Frequently asked questions
Which gains more value, Long Beach or Kyrenia?
It is not possible to give a definitive answer, and there is no official price index on this subject. In Kyrenia, land scarcity and year-round demand support prices. In Long Beach, value increase potential is discussed as the region develops, but intensive new supply may limit this. Instead of relying on capital appreciation, it is healthier to choose the apartment that makes sense today in terms of rental income and use.
Is Long Beach or Kyrenia more suitable for retirees?
For retirees who will live year-round, Kyrenia is generally more balanced: hospitals are within the city, social life continues in winter, and there is an established foreign retiree community. Long Beach, with its sandy beach and lower price, may be attractive for retirees who spend part of the year on the island. If you have a chronic health issue, make distance to the hospital a priority criterion.
How many minutes is it between Kyrenia and Long Beach?
By car, it is approximately between 1 hour and 1 hour 15 minutes; the duration varies depending on the route and traffic. This distance makes it possible to live in one region and visit the other for the day, but makes daily commuting difficult. If you will regularly go to Kyrenia or Nicosia because of work or school, calculate this time according to your daily routine.
Is rent in Long Beach lower than in Kyrenia?
For long-term rentals, generally yes. According to listing observations, for a 1+1, ranges of approximately 450–750 £ in Long Beach and 550–900 £ in Kyrenia are seen. However, because the purchase price is also lower in Long Beach, gross yield rates may be close to each other. In summer short-term rentals, Long Beach’s sandy beach and site facilities provide an advantage.
Which is better for families with children?
For summer holidays and the sea, Long Beach’s shallow sandy beach is very comfortable for families. For families who will live year-round and send their children to school, the school and college options in Kyrenia are wider. Families living in Long Beach generally prefer schools in İskele or Famagusta; ask about the school bus route before buying.
Is resale difficult in Long Beach?
It is not difficult, but it is competitive. It is common to see similar apartments for sale at the same time in the same complex; therefore, the price is determined by the floor, view, distance to the beach and the quality of site management. Apartments in well-managed complexes with transparent maintenance fees and ongoing maintenance in winter generally change hands more easily.
