Bu de\u011fer kayb\u0131n\u0131n kar pay\u0131ndaki kar\u015f\u0131l\u0131\u011f\u0131n\u0131n ad\u0131 &#8220;amortisman&#8221;d\u0131r. Farkl\u0131 sekt\u00f6rlerde amortisman s\u00fcreleri de\u011fi\u015fmektedir. Fakat emlak i\u00e7in genellikle 20 ila 22 y\u0131l aras\u0131nda bir s\u00fcre belirlenmi\u015ftir. \u00d6rne\u011fin, yap\u0131 18 y\u0131l s\u00fcreyle dayanabilirse, yat\u0131r\u0131m\u0131n avantajl\u0131 oldu\u011fu sonucuna var\u0131lmaktad\u0131r. Bu belirlenen s\u00fcreler kar pay\u0131ndan ba\u011f\u0131ms\u0131z olarak belirlenmi\u015f olup, emlak i\u00e7in olan kar paylar\u0131; b\u00f6lge, lokasyon, konut tipi ve niteli\u011fi, b\u00fcy\u00fckl\u00fc\u011f\u00fc, kullan\u0131lan malzemeleri ve kiralanabilirli\u011fi gibi parametrelere ba\u011fl\u0131 olarak de\u011fi\u015fkenlik g\u00f6stermektedir. Bu parametreler esas al\u0131nd\u0131\u011f\u0131nda ortaya \u00e7\u0131kan sonu\u00e7lar, yat\u0131r\u0131mc\u0131lar i\u00e7in rehber niteli\u011findedir. \u00d6rne\u011fin <strong><a href=\"https:\/\/akolglobal.com\/kibrista-yatirim\/kktcdeki-kira-getirileri-ve-amortisman-sureleri\/\" target=\"_blank\" rel=\"noreferrer noopener\">KKTC\u2019deki Kira Getirileri ve Emlak Amortisman<em> S\u00fcresi<\/em><\/a><\/strong>, T\u00fcrkiye\u2019deki b\u00fcy\u00fck\u015fehirlere oranla daha cezbedicidir. \u0130stanbul, Ankara, \u0130zmir gibi emlak de\u011ferinin y\u00fcksek oldu\u011fu b\u00fcy\u00fck\u015fehirler bunlardan baz\u0131lar\u0131d\u0131r.<\/p>\n\n\n\n<p>\u0130stanbul\u2019un pahal\u0131 bir semtinde amortisman s\u00fcresi 24-25 seneleri bulmaktad\u0131r. KKTC\u2019de ise bu s\u00fcre en fazla 15-16 y\u0131la kadar \u00e7\u0131kmaktad\u0131r. Peki bir yat\u0131r\u0131m \u00fcr\u00fcn\u00fc olarak inceleyece\u011fimiz emlak amortisman\u0131 nas\u0131l hesaplan\u0131r, gelin birlikte g\u00f6z atal\u0131m. Amortisman hesaplamalar\u0131nda \u00e7e\u015fitli y\u00f6ntemler bulunmaktad\u0131r. Fakat yat\u0131r\u0131mc\u0131lar amortisman s\u00fcresi hesaplarken genellikle do\u011frusal metod ve azalan bakiye y\u00f6ntemini tercih etmektedir. Yukar\u0131da bahsetti\u011fimiz gibi KKTC emlak piyasalar\u0131nda daha yayg\u0131n olarak kullan\u0131lan y\u00f6ntem Azalan Bakiye Y\u00f6ntemidir. Bu y\u00f6ntemle sonuca daha basit ve h\u0131zl\u0131 \u015fekilde ula\u015f\u0131labilmektedir.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-fevkalade-amortisman\"><span class=\"ez-toc-section\" id=\"fevkalade-amortisman\"><\/span>Fevkalade Amortisman<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>\u0130\u015fletmelerin do\u011fal afetler gibi felaketler nedeniyle zarara u\u011frayan varl\u0131klar\u0131n\u0131 hesaba katmalar\u0131na olanak tan\u0131yan bir y\u00f6ntemdir. Dolay\u0131s\u0131yla baz\u0131 \u015firketler bu y\u00f6ntemden faydalanmaktad\u0131rlar. Bu \u015firketlerin ilgili ba\u015fvurular\u0131 yapmalar\u0131 gerekmektedir. Ba\u015fvurular\u0131nda, zarar g\u00f6ren varl\u0131klar\u0131n\u0131n belirli bir k\u0131sm\u0131n\u0131n amortisman hesaplar\u0131na dahil edilmesini talep edebilirler. Bu y\u00f6ntem, istisnai durumlar\u0131 kapsamaktad\u0131r. Bu y\u00fczden genelde emlak vb. yat\u0131r\u0131m\u0131 yapmak isteyen yat\u0131r\u0131mc\u0131lar\u0131n \u00f6ncelikli olarak ba\u015fvurdu\u011fu bir y\u00f6ntem de\u011fildir.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-normal-amortisman\"><span class=\"ez-toc-section\" id=\"normal-amortisman\"><\/span>Normal Amortisman <span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>S\u0131k\u00e7a kullan\u0131lan basit ve etkili bir y\u00f6ntemdir. Bu y\u00f6ntem, bir varl\u0131\u011f\u0131n de\u011ferinin zamanla azalaca\u011f\u0131n\u0131 varsaymaktad\u0131r. Bu azal\u0131\u015f\u0131n mali tablolara do\u011fru bir \u015fekilde yans\u0131t\u0131lmas\u0131 gerekti\u011fini savunmaktad\u0131r. Bu sayede bu y\u00f6ntemle, varl\u0131\u011f\u0131n ger\u00e7ek kullan\u0131m s\u00fcresi ve geri d\u00f6n\u00fc\u015f de\u011feri gibi fakt\u00f6rleri hesaplanmaktad\u0131r. B\u00f6ylelikle yat\u0131r\u0131mc\u0131, daha hassas bir amortisman s\u00fcresi hesaplamas\u0131 yapmaktad\u0131r. Amortisman tutar\u0131, maddi duran varl\u0131\u011f\u0131n de\u011ferine sabit bir oran uygulanarak veya ekonomik \u00f6mre b\u00f6l\u00fcnerek hesaplanmaktad\u0131r.<\/p>\n\n\n\n<p>\u00d6rne\u011fin, bir i\u015fletmenin KDV %18 hari\u00e7 ederinin 100.000 TL oldu\u011fu bir demirba\u015f sat\u0131n ald\u0131\u011f\u0131n\u0131 ve bu demirba\u015f\u0131n 10 y\u0131ll\u0131k ekonomik \u00f6mr\u00fc oldu\u011funu d\u00fc\u015f\u00fcnelim. Normal amortisman y\u00f6ntemini kullanarak yap\u0131lan bu hesaplamada;<\/p>\n\n\n\n<p>Amortisman oranlar\u0131, 1\/ekonomik \u00f6m\u00fcr olarak hesaplan\u0131r. Yani 1\/10 = 0,10&#8217;dur ve bu da %10&#8217;u temsil eder. B\u00f6ylece y\u0131ll\u0131k amortisman de\u011feri: 100.000 x %10 = 10.000 TL olacakt\u0131r.<\/p>\n\n\n\n<p>Bir di\u011fer hesaplama y\u00f6ntemi ise de\u011feri ekonomik \u00f6mre b\u00f6lmektir. Bu hesaplama y\u00f6ntemi kullan\u0131ld\u0131\u011f\u0131nda ise 100.000 \/ 10 = 1.000 TL sonucuna ula\u015f\u0131l\u0131r.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-azalan-bakiyeler-yontemi\"><span class=\"ez-toc-section\" id=\"azalan-bakiyeler-yontemi\"><\/span>Azalan Bakiyeler Y\u00f6ntemi<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>Ayn\u0131 zamanda &#8220;h\u0131zland\u0131r\u0131lm\u0131\u015f amortisman y\u00f6ntemi&#8221; olarak adland\u0131r\u0131l\u0131r. Bu y\u00f6ntemde maddi varl\u0131klar, normal amortisman s\u00fcresi hesaplama y\u00f6nteminlerine k\u0131yasla daha h\u0131zl\u0131 bir \u015fekilde de\u011fer kaybeder. Bu nedenle gider i\u015flemi, al\u0131\u015f tutar\u0131na g\u00f6re de\u011fil, y\u0131l\u0131n ba\u015f\u0131na devreden net defter de\u011ferine g\u00f6re hesaplan\u0131r.<\/p>\n\n\n\n<p>\u00d6rne\u011fin, bir i\u015fletmenin KDV %18 hari\u00e7 ederinin 1.000 TL oldu\u011fu bir demirba\u015f sat\u0131n ald\u0131\u011f\u0131n\u0131 ve bu demirba\u015f\u0131n 5 y\u0131ll\u0131k ekonomik \u00f6mre sahip oldu\u011funu d\u00fc\u015f\u00fcnelim. Buna g\u00f6re;<\/p>\n\n\n\n<p>\u0130lk sene: 1.000 \/ 5 x 2 = 400 TL olarak gider kalemi olu\u015fturur.<\/p>\n\n\n\n<p>\u0130kinci sene: (1.000 \u2013 400) = 600 \/ 5 x 2 = 240 TL olarak gider olarak yans\u0131r.<\/p>\n\n\n\n<p>\u00dc\u00e7\u00fcnc\u00fc sene: (600 \u2013 240) = 360 \/ 5 x 2 = 144 TL gider olarak g\u00f6r\u00fcn\u00fcr.<\/p>\n\n\n\n<p>D\u00f6rd\u00fcnc\u00fc sene: (360-144) = 156 \/ 5 x 2 = 62,4 TL gider olarak g\u00f6r\u00fcn\u00fcr.<\/p>\n\n\n\n<p>Be\u015finci sene: (156 \u2013 62,4) = 93,6 \/ 5 x 2 = 37,44 TL gider olarak yans\u0131r.&nbsp;<\/p>\n\n\n\n<p>Bu hesaplama, her y\u0131l bir \u00f6nceki y\u0131l baz al\u0131narak devam eder. Ba\u015fka bir deyi\u015fle, bu y\u00f6ntemde gider miktar\u0131 her ge\u00e7en y\u0131l azal\u0131r. Bununla birlikte bu emlak veya di\u011fer amortismana tabi tutulan varl\u0131klar\u0131n belirlenmi\u015f oldu\u011fu \u015fartlar vard\u0131r. Bununla birlikte buna Amortisman Ay\u0131rma Ko\u015fullar\u0131 denir ve bu ko\u015fullar a\u015fa\u011f\u0131daki maddelere ba\u011fl\u0131d\u0131r.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-amortisman-ayirma-kosullari\"><span class=\"ez-toc-section\" id=\"amortisman-ayirma-kosullari\"><\/span><strong>Amortisman Ay\u0131rma Ko\u015fullar\u0131<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Uzun S\u00fcreli Kullan\u0131m: Varl\u0131k, i\u015fletmede bir y\u0131ldan uzun bir s\u00fcreli\u011fine kullan\u0131l\u0131rsa bu duruma uygun hale gelir. K\u0131sa vadeli kullan\u0131mlar genellikle amortisman ay\u0131rma kapsam\u0131na al\u0131nmaz.<\/p>\n\n\n\n<p>Envanterde ve Kullan\u0131ma Uygun Olma: Varl\u0131k, de\u011ferleme g\u00fcn\u00fcnde i\u015fletmenin envanterinde kay\u0131tl\u0131 olmal\u0131 ve kullan\u0131ma uygun bir durumda olmal\u0131d\u0131r. Bu varl\u0131k, i\u015fletmenin normal faaliyetlerine katk\u0131 sa\u011flamak amac\u0131yla kullan\u0131lmal\u0131d\u0131r. <\/p>\n\n\n\n<p>\u0130ktisadi K\u0131ymetin Belirlenen S\u0131n\u0131r\u0131n \u00dczerinde Olmas\u0131: Varl\u0131\u011f\u0131n iktisadi k\u0131ymeti, o y\u0131l i\u00e7in belirlenen amortisman s\u00fcresi oran\u0131n\u0131n \u00fczerinde olmal\u0131d\u0131r. Bu, varl\u0131\u011f\u0131n de\u011ferinin y\u0131ll\u0131k olarak belirlenen bir oranla azalmas\u0131 gerekti\u011fi anlam\u0131na gelir.<\/p>\n\n\n\n<p>De\u011fer Kayb\u0131na Uygunluk: Varl\u0131k, zamanla de\u011fer kaybedebilecek, y\u0131pranabilecek ve deforme olabilecek bir yap\u0131da olmal\u0131d\u0131r.<\/p>\n\n\n\n<p>Bu ko\u015fullar, finansal raporlama standartlar\u0131na ve vergi mevzuat\u0131na uygun olarak duran varl\u0131klar\u0131n amortisman s\u00fcresine tabi tutulabilmesi i\u00e7in belirlenmi\u015ftir. \u0130\u015fletmeler, bu ko\u015fullar\u0131 dikkate alarak do\u011fru bir \u015fekilde amortisman ay\u0131rma i\u015flemlerini ger\u00e7ekle\u015ftirmelidirler.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-amortisman-suresini-neler-etkiler\"><span class=\"ez-toc-section\" id=\"amortisman-suresini-neler-etkiler\"><\/span><strong>Amortisman S\u00fcresini Neler Etkiler?<\/strong><strong><\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Amortisman s\u00fcresini etkileyen fakt\u00f6rler, duran varl\u0131klar\u0131n \u00f6mr\u00fcn\u00fc ve e\u011fer yat\u0131r\u0131m unsuruysa bu yat\u0131r\u0131m\u0131n geri d\u00f6n\u00fc\u015f s\u00fcresini belirleyen unsurlard\u0131r. Emlak t\u00fcr\u00fc, b\u00f6lgesi, \u015fartlar\u0131, bak\u0131m ve onar\u0131m\u0131, de\u011fer kayb\u0131 hesaplamalar\u0131 gibi unsurlar amortisman s\u00fcresini etkileyen baz\u0131 fakt\u00f6rlerdir. Emlak sekt\u00f6r\u00fcnde t\u00fcr, b\u00f6lge, nitelik ve nicelik fakt\u00f6rleri \u00f6n plana \u00e7\u0131kmaktad\u0131r.<\/p>\n\n\n\n<p>Amortisman s\u00fcresini etkileyen \u00f6nemli fakt\u00f6rler, emlak t\u00fcr\u00fc ve yat\u0131r\u0131m yap\u0131lacak b\u00f6lgedir. Bunlar, yat\u0131r\u0131mc\u0131lar i\u00e7in \u00f6ncelikli olarak yan\u0131tlanmas\u0131 gereken sorular aras\u0131ndad\u0131r.
