Choosing a Home for Remote Work in North Cyprus
Short answer: A suitable home for someone working from home is one with a separate work area where the door can be closed, a layout that limits noise from outside and from neighbours during meetings, fast internet infrastructure that can genuinely be connected in the building, and a small backup arrangement for power cuts. In Northern Cyprus, the air-conditioning cost of a room used throughout the day in the summer heat must also be added to these factors; the aspect of the study room directly affects this cost.
This article has been prepared for those planning to live in Northern Cyprus while working remotely and asking, when choosing a property, “can I work productively in this home for eight hours every day?” We covered topics such as internet operators, time difference, residence and area selection in our article on working remotely in Northern Cyprus (TRNC); here we focus on the home itself: layout, noise, internet infrastructure, electricity and air conditioning.
Which layout is suitable for a work area?
For someone who regularly works from home, the most important layout feature is a work area with a door that can be closed and that is separate from the bedroom; a corner of the living room may be sufficient for short tasks, but it is often not enough for someone who attends meetings every day.
| Layout | Work area | Suitable for whom? |
|---|---|---|
| Studio (1+0) | A corner within the living area | Employees living alone with few meetings |
| 1+1 | A corner in the living room or a desk in the bedroom | Part-time remote working |
| Loft | On a mezzanine level or in a high-ceilinged section separated from the living area | Those who want visual separation and need less sound separation |
| 2+1 | A separate room can be used as a study | Those working full-time every day, couples |
| 3+1 and villa | Two separate study rooms are possible | Couples both working from home, families |
To give examples from our projects, Seafront Resort in İskele offers loft options as well as 1+0 and 1+1, while Esentepe Exclusive in Esentepe offers loft options as well as studio and 2+1 layouts. When choosing a layout, look at the floor plan for the window, size and socket positions of the room you are considering as a study; a window behind the desk makes light difficult in video calls.
How should sound insulation and noise be assessed?
When working from home, noise matters in two directions: noise from outside and from neighbours disrupts concentration, and your meetings also affect other people in the home. Therefore, the position and walls of the study room should be assessed.
- Wall adjoining a neighbour: Check whether the study room shares a common wall with the neighbouring flat. Ask from the technical specification whether the walls between flats have thickness or an additional layer for sound insulation.
- External sources: A main road, car park entrance, pool and children’s play area are sources of noise during the day. The study room should not face these.
- Window: Double glazing and well-fitted joinery significantly reduce external noise. We explained glass and profile selection in our article PVC or aluminium?
- Short-term rentals: Blocks where short-term rentals are common may be livelier during the summer season. Ask about the site rules.
A simple way to test noise on site is to arrange the visit for a weekday daytime and stand quietly for a few minutes in the room you are considering as a study with the windows closed. We discussed the sound and heat behaviour of wall materials in our article aerated concrete or brick?
How can internet infrastructure be checked before buying?
How good the internet will be in a property is determined not by the speed advertised by the operator, but by which infrastructure actually reaches that building. In the TRNC, home internet is provided through ADSL, wireless (WDSL), fibre and 4.5G modem options; according to May 2026 tariffs, basic packages start from approximately 440 TL per month, 20–50 Mbps packages are in the 799–2.100 TL range, and 100 Mbps fibre can reach around 3.400 TL.
- Does fibre reach the building? Ask the sales office and site management; if possible, learn the package information on the bill from someone living in the same site.
- Is the internal installation ready? Is there a network (data) socket in the room you are considering as a study, or conduit infrastructure for a wired connection from the modem?
- Backup connection: For a 4.5G modem or tethering from a phone to be used if the main connection is interrupted, check mobile reception in the study room.
- Timing in new projects: When buying from a project, ask whether the infrastructure connection will be made at handover or later; a temporary mobile solution may be needed in the first weeks.
You can find details of operators, packages and installation steps in our TRNC internet and phone line guide. As prices change frequently, check the provider’s website before applying.
What should be prepared against power cuts?
For someone working from home, a power cut is also an internet outage; therefore, a small uninterruptible power supply (UPS) that will run the modem and laptop for a short time is a low-cost and effective precaution. If you work on a desktop computer, a UPS gives you time to save your work during an outage.
- Connect the modem and network devices to the UPS; these devices have low consumption and a small UPS can run them for a certain period.
- Keep the laptop and phone charged during the day.
- Keep a mobile data package ready as a backup for important meetings.
- Villas and some sites may have generator or solar-supported solutions; if so, ask which circuits they feed.
For the regulations on rooftop solar power systems and their relationship with the grid, you can see our article on TRNC rooftop SPP regulations.
What is the air-conditioning cost of a room used throughout the day?
Working from home means that the air conditioner in the study room runs for hours on every working day during the summer months, and under Kıb-Tek (the electricity authority)’s tiered tariff this additional consumption is often billed at the higher tier. Since 1 June 2026, 5,8614 TL applies for the first 250 kWh, and 12,092 TL/kWh applies for 251–500 kWh.
An example calculation: assume that the air conditioner in the study room draws an average of 0,8 kW and runs for 8 hours on working days. Over 22 working days in a month, this is approximately 141 kWh; if the home’s consumption already exceeds 250 kWh, this consumption corresponds to approximately 1.700 TL at 12,092 TL. Actual consumption varies according to the efficiency of the device, the size of the room and its aspect; the calculation is an assumption.
Ways to reduce this cost are as follows:
- Aspect: Choosing a room that faces north or east, rather than west, as the study room. Details are in our article on home aspect and sun direction.
- Device: An air conditioner with capacity suitable for the room size and high efficiency. For selection, see our article on air conditioner BTU calculation.
- Setting: Keeping the air conditioner at 24–26 °C and cooling only the room being used by keeping the door closed.
You can find the full tariff and sample bills in our article Kıb-Tek electricity tariff 2026.
Checklist when choosing a home
The list below consists of questions you can use during a visit or sales meeting to assess a property in terms of working from home.
- Is there a room with a door that closes and that can be used outside the bedroom?
- Which direction does this room’s window face and what noise sources are outside?
- Does the room share a wall with the neighbouring flat?
- Does fibre reach the building; is there a network socket or cable route in the room?
- Is mobile reception in the room sufficient for a backup connection?
- Are there sufficient sockets and air-conditioning infrastructure in the room?
- Is there a backup arrangement for the site or villa in the event of a power cut?
- How common are short-term rentals in the site?
Do not forget the legal side: in the TRNC, stays on a visa are limited to 90 days in every 180 days; if you will stay longer, a residence permit is required, and you need to clarify with your lawyer and financial adviser which permit type you will apply for and how your income will be taxed. We explained the residence process in our article on TRNC residence permit.
Frequently asked questions
Is a 1+1 sufficient for working from home?
A 1+1 may be sufficient for someone who has few meetings and lives alone. If you attend video meetings every day or if someone else also lives in the home, a separate room with a door that closes makes the working arrangement significantly easier. In this case, a 2+1 or a loft with a separated section may be more suitable.
Is the internet fast enough for working from home in the TRNC?
If the building has fibre, packages at sufficient speeds for video meetings are available; according to May 2026 tariffs, 50 Mbps fibre was around 2.100 TL per month. In buildings without fibre, wireless or ADSL connections may be insufficient at busy times. Therefore, ask which infrastructure reaches the building before buying.
Will my internet also be cut off during a power cut?
Yes, because the modem runs on electricity, the internet also cuts off during an outage. Connecting the modem and network devices to a small uninterruptible power supply prevents this for a certain period. For long outages, keeping a mobile data package ready as a backup is a practical solution.
Which aspect should the study room face?
For a room used throughout the day, a north or east aspect remains cooler in summer and the air-conditioning cost is lower. The west aspect is the direction that heats up most because it receives the afternoon sun. To prevent screen glare, also make sure the desk can be positioned perpendicular to the window.
Which permit is required to live in the TRNC while working remotely?
Stays on a visa are limited to 90 days in every 180 days; if you will stay longer, a residence permit is required. We could not identify an official source stating that working only for your employer abroad is regulated as a separate permit type. Clarify your residence type and income declaration with your lawyer and financial adviser as of October 2026.
