Cyprus Property Viewing Trip: Itinerary & Checklist

Short answer: 3–5 days is usually enough for a Cyprus property viewing trip: one day for an area tour, two days for project and property viewings, one day for lawyer and bank meetings, and a final day for second visits to the homes you liked. Before the trip, you should have a budget, a maximum of two areas, and a shortlist of 8–12 properties; you do not have to pay a deposit on your first trip.

This article was prepared for buyers coming from Turkey or abroad to view homes in Northern Cyprus (TRNC). We explain how many days the trip should take, which areas can fit into the same itinerary, what to check on site, and how to make a decision after returning. If you want to understand the full purchase process, you can start with our guide to buying a home in Cyprus.

How many days should a Cyprus property viewing trip take?

Allow 3 days for a Cyprus property viewing trip focused on a single area, and 4–5 days if you plan to compare two areas. A shorter trip will likely mean seeing only sales offices rather than the actual homes.

What takes up time is the distance between locations. From Ercan Airport, it takes approximately 40–45 minutes by car to reach Girne and İskele Long Beach; the journey between Girne and Long Beach takes more than one hour. Buyers who try to view more than four properties a day often start confusing which apartment was in which development by the evening. 3–4 visits per day, with at least one hour for each, is a realistic pace.

Preparation checklist before you go

Half of a successful trip is prepared at home: trips made before clarifying the budget, area, and shortlist usually lead to a second trip. Complete the steps below 2–3 weeks before you travel.

  1. Write down the budget including costs. Add roughly 10–17% in additional costs to the list price of a new property; define your maximum down payment and monthly instalment.
  2. Narrow the area down to two options. It is possible to see both the Girne line and the Gazimağusa–İskele line on the same trip, but it is tiring. For an area comparison, see our North Cyprus area guide.
  3. Create a shortlist. Select 8–12 properties from listings and project pages; request the price list, floor plan, and payment plan for each in advance.
  4. Arrange appointments according to the map. Schedule visits in the same area for the same day. You can view project locations on the Akol Global projects on maps page.
  5. Arrange a preliminary meeting with an independent lawyer. Schedule a one-hour appointment for the third or fourth day of the trip.
  6. Bring your documents with you. Passport or chip-enabled Turkish ID card, and if available, a tax number and proof of address. These may be requested for a reservation or opening a bank account.
  7. Rent a car. Traffic in the TRNC drives on the left; for a short visit, confirm the licence requirements with the rental company.

A residence permit is not required for a short property viewing visit; visitors may stay for a maximum of 90 days within a 180-day period. If you plan to stay longer or relocate, check the current rules on the TRNC Immigration Department website (as of October 2026).

Viewing packages arranged by the seller

Some sales offices offer viewing packages that include accommodation and transfers. These packages reduce costs, but because the seller determines the itinerary, you will mostly see their own projects. If you use such a package, add at least one free day to the itinerary and visit the other properties on your shortlist yourself. Also confirm in writing that the package does not include any purchase commitment.

Sample 4-day itinerary

The itinerary below is prepared for a buyer focusing on the Gazimağusa–İskele line and adding Girne for a half-day comparison. You can switch the days according to your own shortlist.

DayMorningAfternoonEvening
Day 1Arrival at Ercan, vehicle handoverArea tour: Long Beach coastline, İskele centre, BoğazWalk in Long Beach, observe evening occupancy
Day 22 projects/show apartments in Long Beach1–2 properties towards İskele–BafraTransfer end-of-day notes to the comparison table
Day 3Properties in Gazimağusa, Yeniboğaziçi, and on the Salamis roadLawyer meeting, preliminary bank account meetingVisit daily-needs points such as markets, hospitals, and schools
Day 41–2 comparison visits in Girne or EsentepeSecond visit to the 2 most preferred properties (at a different time)Return flight

If you will focus on Girne, reverse the table: spread Girne centre, Alsancak–Lapta, and the Çatalköy–Esentepe line over the first three days, and reduce the eastern region to a half day.

Which season should you go?

The most productive periods for a property viewing trip are March–May and October–November, when the weather is suitable for travelling around and the real occupancy of the developments can be seen. In July and August, the heat reduces the number of properties that can be viewed during the day.

If you are considering permanent living, it is also worth making a short visit during the winter months. In some coastal developments that are lively in summer, the number of open businesses decreases in winter; this directly affects the tenant profile and your quality of life. Viewing on a rainy day is also an opportunity to see the roof, terrace drainage, and waterproofing.

On-site property checklist

When viewing a property, the points to check are the unit itself, the operation of the development, and the surrounding area. Take photos and videos, and fill in the same list for every property; when comparing in the evening, rely on your notes rather than your memory.

The unit itself

  • Aspect and sunlight: which direction does the living room face, and how much sun does it receive in the afternoon?
  • Signs of damp and mould: inside cupboards, bathroom ceiling, and window edges
  • Water pressure and hot water: turn on the tap; ask about the solar panel and water heater capacity
  • Permanence of the view: what is the zoning status of the empty plot in front?
  • Is the unit for sale the same as the show apartment: floor, aspect, materials list

Development and project

  • Maintenance fee amount, what it covers, and how it has changed over the last two years
  • Maintenance of the pool, parking area, generator, and common areas
  • Construction permit, condominium servitude, and land mortgage status in the project (take notes to pass on to your lawyer)
  • Actual progress on the construction site in an ongoing project: does it match the stages in the payment plan?
  • A short conversation with a few residents in the development: management, noise, winter occupancy

Surrounding area

  • How many minutes away are the nearest market, pharmacy, and health centre?
  • Night lighting and road condition
  • If you are considering short-term rental, whether the development allows it

Fit the lawyer and bank meeting into the same trip

Meeting an independent lawyer face to face during the trip makes it much easier to manage the process remotely after you return. In this meeting, you can provide the parcel information for 2–3 properties on your shortlist and clarify the scope and fee of the title deed investigation.

For a list of questions to ask the lawyer, see our article how to choose a real estate lawyer in Cyprus, and for the documents you should bring with you and request from the seller, see our article documents required to buy a home in Cyprus. If you are considering proceeding remotely with a power of attorney, also discuss the scope of the power of attorney in this meeting.

On the banking side, if you plan to pay instalments from a local account, ask about the account opening requirements; some banks provide a document list at the first meeting and open the account on the second visit.

Decision and deposit after the trip

You do not have to make a decision at the end of the property viewing trip; the outcome of a good trip is not a signature, but a clear decision on 1–2 properties. “This price is valid only this week” pressure is one of the most common sales tactics encountered on site.

If you decide to pay a deposit, get these three conditions in writing: the deposit amount, how many days the unit is reserved for, and under which circumstances it will be refunded. It should be clearly stated that the deposit will be refunded if an adverse finding comes up in the title deed investigation. To clarify your decision after the trip, collect your viewing notes in a single table: price, net m², maintenance fee, aspect, payment plan, and intuitive score.

The Akol Global sales team generally recommends that visitors view a property twice at different times of day: choosing without seeing the morning light and evening noise often becomes one of the most common complaints after delivery. For examples in the eastern region, Dolce Vita Resort in İskele Long Beach or projects in Yeniboğaziçi can be added to the itinerary, while Esentepe Exclusive on the Girne line can be added for comparison.

Frequently asked questions

How many days should a Cyprus property viewing trip be?

If you are focusing on one area, 3 days is enough; if you are comparing two areas, 4–5 days is sufficient. 3–4 property visits per day is a realistic pace; allocate at least one hour for each visit. Reflect in the itinerary that it takes approximately 40–45 minutes from Ercan to Girne and Long Beach, and more than one hour between the two areas.

What is the best season to go property viewing?

March–May and October–November are the most productive months; the weather is suitable for travelling around and the real occupancy of the developments can be seen. In July and August, fewer properties can be viewed during the day due to the heat. If you are considering permanent living, a short winter visit is also useful to see which businesses are open and the occupancy of the development in winter.

As a Turkish citizen, can I travel to the TRNC without a passport?

Yes, Turkish citizens can enter the TRNC with a new chip-enabled ID card. However, a passport may be requested when opening a bank account, making a reservation, or for some official procedures; having it with you will make things easier. Because entry document rules may change, confirm the current requirements with the airline before travelling (as of October 2026).

Should I pay a deposit on the first trip?

It is not mandatory and is not recommended in most cases. First, give your independent lawyer the opportunity to carry out the title deed investigation. Still, if you decide to pay a deposit, get the amount, how many days the unit is reserved for, and that the deposit will be refunded if an adverse finding comes up in the title deed investigation in writing. Do not rush for “valid only this week” discounts.

Is it necessary to meet a lawyer during the property viewing trip?

It is not necessary, but it is very useful. In a face-to-face meeting, you can provide the parcel information for the properties on your shortlist and clarify the scope and fee of the title deed investigation. If you will manage the process remotely after returning, discussing the scope of the power of attorney in this meeting reduces the need to travel back and forth later. Make sure the lawyer is independent of the seller.

If you would like to arrange appointments by area while planning your trip or evaluate your shortlist together, you can contact the Akol Global team.
