Northern Cyprus Currency: TL, Sterling or Euro?

Short answer: The official currency in Northern Cyprus is the Turkish lira. In everyday life, most small payments such as groceries, restaurants, fuel, public fees and local services are made in TL, while property prices, long-term rents, cars and some tourism-related payments are often quoted in sterling, euro or US dollars.

This guide is for buyers, tenants and investors who want to understand how money is actually used in Northern Cyprus before they sign a contract or make a transfer. We cover the official currency, why real estate is often priced in sterling, how exchange rates should be handled in a contract, and what to check before paying. What is the official currency in Northern Cyprus?

The official currency of the Turkish Republic of Northern Cyprus is the Turkish lira. The TRNC Public Information Office lists the currency as Turkish lira, and its economy page states that the country uses the Turkish lira as its legal currency. For exchange-rate data, buyers should use the official website of the Central Bank of the TRNC as the primary reference.

In practice, this means that day-to-day life is mostly TL-based. You will usually pay in TL at supermarkets in Famagusta, pharmacies in Iskele, petrol stations near Kyrenia, cafés in Nicosia, local municipalities and many service providers. Salaries, many local fees and public payments are also followed in TL. This does not prevent private parties from agreeing a price in another currency, especially when the amount is large.

The key point is to separate the official currency from market pricing habits. A loaf of bread may be priced in TL, while a villa in Esentepe may be advertised in sterling. That does not make sterling the official currency; it simply means the parties have chosen a foreign-currency reference for a private transaction. The contract should clearly state the currency, payment date, exchange-rate source and who pays bank charges.

Where are TL, sterling and euro used in daily life?

For daily spending, TL is the easiest currency to use. A local grocery shop, a pharmacy, a barber, a public office or a neighbourhood restaurant will usually quote prices in TL. Card payments are common, but keeping some TL cash is still useful for small shops, taxis, markets and quick errands.

The Turkish Ministry of Trade’s market information report for Northern Cyprus says that the official currency is TL, while sterling, euro and US dollars are also widely used in areas such as housing, car sales, rentals and hotel accommodation. The same report notes that credit cards are used across many sectors, although cash and card prices may occasionally differ. Before paying, it is worth asking two simple questions: “Is the card price the same?” and “Which exchange rate will you use?”

Why are property prices and rents often quoted in sterling?

Sterling is deeply embedded in the Northern Cyprus property market. The island has long-standing ties with the United Kingdom, many buyers hold savings in foreign currency, and international demand has shaped how developers, sellers and agents present prices. Construction inputs, imported materials and land expectations are also often thought of in foreign-currency terms. As a result, high-value real estate transactions are frequently quoted in sterling.

For a buyer, this has both advantages and risks. The advantage is comparability: it may be easier to compare two apartments in Iskele Long Beach, Tatlisu or Kyrenia if both are quoted in the same currency. The risk appears when your income is in TL. If your rent or instalment is fixed in sterling, your monthly burden in TL can rise when the exchange rate moves.

Rents follow a similar pattern. In Famagusta, student demand matters. In Nicosia, year-round working life shapes the rental base. In Kyrenia and Iskele, tourism and foreign residents can influence both short-term and long-term demand. For area-based rental context, see KKTC Kira Fiyatları 2026, while remembering that each individual lease still depends on the property, furniture, building age, site facilities and contract terms.

How should exchange rates be calculated in a property payment?

The Central Bank of the TRNC publishes exchange rates and validity dates on its website. For example, its home page has displayed effective buying and selling rates with the validity period 07/11/2026 - 09/11/2026. The Central Bank has also announced that official exchange rates for weekends or official holidays are published on the previous business day. These details matter when a contract needs to answer a practical question: which day’s rate applies?

Still, the rate you see in real life may not be identical to the Central Bank’s published rate. Banks, exchange offices, card processors and sellers may apply their own buying-selling spread. If a sterling price will be paid in TL, the contract should say whether the Central Bank selling rate, a named bank’s selling rate or another agreed rate will be used. Without that sentence, even a well-intentioned payment can become a dispute.

  • Check whether the main price is written in TL, sterling, euro or US dollars.
  • If there are instalments, list each due date, amount and currency separately.
  • If you will pay in TL, add the exchange-rate source and rate date to the contract.
  • Confirm the account holder, account currency and payment reference before transfer.
  • Keep receipts, bank slips and signed contract copies in the same file.

The Central Bank has also described its electronic payment system as operating in four currencies: TL, euro, US dollars and sterling. Its announcement states that the system was transformed into a structure providing uninterrupted service from 1 April 2024. Which currency is safer when buying a home?

There is no single safe currency for every buyer. The safer structure is the one that matches your savings, your income and your contract. If your savings are already in sterling, a sterling-denominated home may reduce conversion risk. If your income is in TL, a sterling instalment plan should be tested not only at today’s rate but also under less favourable exchange-rate scenarios.

In many purchases, the headline price may be in sterling, while some official or local costs are paid in TL. You may also see a sterling reservation amount, sterling instalments, TL utility deposits, TL municipal payments and bank charges in another currency. This is why your real budget is wider than the advertised property price. Taxes, legal work, transfer fees, furniture, site dues, bank costs and currency conversion can all affect the amount of cash you need. For a broader cost framework, see Kıbrıs'ta Ev Alma Maliyeti.

Contract clarity is just as important as the chosen currency. The buyer, seller and developer should be aligned on price, payment schedule, delivery timetable, title-deed process and default rules. Akol Global is a construction and real estate group based in Iskele, developing residential projects in Northern Cyprus since 2001; when we discuss payment plans with buyers, we encourage them to consider the region, completion timetable and intended use of the property together.

What should you know about cash limits and bank transfers?

Under a Central Bank notification issued within the framework of the Money and Exchange Law, passengers entering or leaving the TRNC may freely carry up to 10,000 euro, or its equivalent in foreign currency or Turkish lira, in cash. Amounts above that threshold must be declared on entry. Amounts exceeding 10,000 euro or equivalent when leaving the country should be moved through banks operating in the TRNC. For property purchases, bank transfer is therefore the cleaner and safer method.

A bank transfer is not only safer; it also creates a record. The slip can show the beneficiary, date, amount, currency and payment purpose. If you are asked to pay into a third-party account that is not the seller’s or developer’s official account, pause and verify it with your lawyer and the authorised company representative. If bank details arrive by email, confirm them through a separate channel before sending funds.

  1. Compare the reservation form, sale contract and invoice details before payment.
  2. Make sure the beneficiary account is in the seller’s or company’s name.
  3. Confirm the transfer currency, bank charges and who bears those charges.
  4. Add the unit, project, instalment or deposit information to the payment reference.
  5. After payment, request a receipt and store it with the bank slip.

Frequently asked questions

Can I shop in euro in Northern Cyprus?

Some hotels, tourism businesses, real estate offices and private service providers may accept euro. For supermarkets, public fees and small daily expenses, TL is usually more practical. If paying in euro, ask which rate will be used before you hand over cash or card.

Can a rental contract be in sterling?

Sterling rental contracts are common in the market. The important points are that the rent, deposit, payment day, increase rule and currency are written clearly. If your income is in TL, leave room in your budget for exchange-rate movement.

If a home price is in sterling, are title-deed and tax costs also in sterling?

Not necessarily. Some official payments may be calculated or collected in TL, while other amounts may be linked to the foreign-currency contract price. Ask your lawyer, the title-deed office and the tax office for the current practice before completion.

Should I use the Central Bank rate or a bank’s own rate?

The contract should say which rate applies. “Central Bank selling rate” and “the selling rate of a named bank” can produce different results. The clearer the wording, the lower the chance of disagreement on payment day.

Do I need a foreign-currency bank account to buy property?

It may not be legally required in every case, but it is often useful when the property is priced in sterling or euro. A foreign-currency account helps you track transfers, reduce unnecessary conversions and keep a clean payment record.
