Buying a Home in Nicosia: Prices and Rental Yield

Short answer: Buying a home in Nicosia makes sense for buyers whose work, school or official business is in the capital, who want year-round city life and who are not looking for a seaside location. In districts such as Gönyeli, Hamitköy, Ortaköy and Küçük Kaymaklı, 2+1 apartment listings are roughly in the 100,000–130,000 £ range; rental demand is driven by public sector employees and university students.

This article is for readers considering the capital instead of the coast in Northern Cyprus: which district suits whom, what level prices and rents are at, and how the lack of coastline affects daily life and investment. If you would like to see the regions side by side, you can first review our guide on where to buy a home in Northern Cyprus.

Who is buying a home in Nicosia suitable for?

Buying a home in Nicosia is most suitable for people who work on the island, send their children to school, or regularly have business at ministries, courts and bank head offices. However, it is not the first choice for someone looking for a holiday home or a short-term rental investment.

The capital is the only major city in the Northern Cyprus (TRNC) that maintains the same pace year-round. The “full in summer, empty in winter” cycle seen in coastal regions does not exist here. Markets, hospitals, schools and government offices are within the same city and often 10–15 minutes away. Ercan Airport is 20–25 minutes away, and Girne is 25–30 minutes by highway.

Nicosia is a strong option for the following profiles:

  • People working on the island: The public sector, banking, law, healthcare and education sectors are largely concentrated in the capital.
  • Parents of students: Those whose child studies at a university in Nicosia and who are considering buying an apartment instead of paying rent.
  • Long-term rental investors: Those who want low but consistent rental income.
  • Residents with a limited budget: Those looking for more square metres without paying the coastal premium.

Nicosia’s residential districts: which one suits whom?

The search for those looking to buy a home in Nicosia is mostly concentrated in the new development areas on the northern and western edges of the city. District selection should be based on where your daily route is and your target tenant profile.

DistrictKey featureTypical tenant / residentNote
GönyeliClose to the Girne road, large stock of new apartment buildingsStudents, young professionalsTraffic and noise on main streets
HamitköyQuieter, family-type housingFamilies, public sector employeesInfrastructure is still being completed on some streets
OrtaköyClose to the centre, new building projectsStudents, employeesVAT and transformer contribution may be separate in listings
Küçük KaymaklıCentral location, buildings with liftsEmployees, small familiesLimited parking
YenikentRelatively affordable apartmentsStudents, budget-focused tenantsBuilding age and quality vary
Haspolat and the Near East areaProximity to university campusesStudentsRent depends on the academic calendar
Walled City (e.g. Arabahmet)Historic texture, old stone housesHistory enthusiasts, café operatorsRestoration rules, title deed history

This table is based on on-site observation and listing density; it is not an official district classification. Even within the same district, the difference in lifestyle between an apartment facing a main road and one on a back street can be significant.

What level are home prices in Nicosia?

In the examples we have seen as of October 2026, 2+1 apartment listings in Nicosia are concentrated at approximately 100,000–130,000 £. This is below Girne and slightly above Gazimağusa.

Listing exampleDistrictAsking priceNote
New building 2+1, ~85 m²OrtaköyStarting from 103,000 £Excluding VAT and transformer contribution (July 2026 listing)
2+1, ~104 m², with liftKüçük Kaymaklı~127,500 £Central location
2+1, ~90 m²Gönyeli~50,000 £Date unclear, far below the market; not reliable

These are listing prices as of October 2026, not completed sales; verify them. Since the share of local buyers is high in Nicosia, some listings are given in Turkish lira; use the current exchange rate when comparing sterling and TL listings (assumption: 1 £ ≈ 64 TL). For official statistics, the data of the TRNC Statistical Institute can be consulted; however, a district-based housing price index is not published.

When budgeting to buy a home in Nicosia, the main factors that determine the price are: the age of the building, lift and parking, floor level, distance from the main road, and type of title deed. Unlike resort-style complexes with pools in coastal areas, most new projects in Nicosia are apartment-type buildings; this lowers maintenance fees but also limits social facilities.

Rental demand and sample yield calculation

If buying a home in Nicosia is for investment, first look at rental demand. Demand is based not on the season, but on the city’s permanent population: public sector employees, private sector employees, and students from institutions such as Near East University and Cyprus International University. This makes rental income low but regular.

In listings, furnished 2+1 apartments aimed at students are listed from approximately 450 £ per month as of October 2026, while larger or penthouse apartments are listed at around 700 £. Annual or term-based advance payment is a common condition in student rentals. These figures are listing-based; verify them.

Sample calculation: let’s consider a furnished 2+1 costing 110,000 £.

  1. With purchase costs of approximately %12, total investment: 110,000 × 1.12 = 123,200 £.
  2. Monthly rent 450 £, gross rent with a one-month vacancy allowance per year: 450 × 11 = 4,950 £.
  3. %13 withholding tax on foreign currency rent (current status should be verified): approximately 644 £. Remaining: 4,306 £.
  4. If we set aside 600 £ per year for maintenance fees, repairs and furniture replacement, net income: approximately 3,700 £.
  5. Net yield: 3,700 ÷ 123,200 ≈ %3.0.

Although the ratio appears to be %4.9 when looking at gross rent and home price, it falls to around %3 after expenses are deducted. We explained the logic of the calculation and its comparison with short-term rentals in detail in our article on Cyprus rental yield calculation. If you will manage tenant finding and collection remotely, rental and property management support should also be deducted from this yield.

No coast, hot summers: the drawbacks honestly

Nicosia’s biggest drawback is its distance from the sea and the summer heat. Days exceeding 40 °C in July–August are common, and a summer without air conditioning is unthinkable; this also pushes electricity bills higher compared to coastal regions.

The nearest option for the sea is the Girne coast, and it takes half an hour by highway. Going to the sea at weekends is not a problem, but “swimming in the morning and going to work” is not possible in Nicosia. If this matters to you, you can evaluate the Girne alternative in our article on buying a home in Girne.

Other drawbacks: traffic on main arteries during working hours, lack of thermal insulation and parking in some old buildings, and weak short-term tourist rental demand. On the plus side, everything is open in winter as well, there are larger square metres and an established neighbourhood life.

What to watch for in the Walled City and old buildings

A historic house in the Walled City may look romantic, but the pre-purchase checklist is much longer than for a new apartment. The title deed history, restoration permits and structural condition must each be examined separately.

In buildings within the historic fabric, permission from the relevant institutions may be required for changes to the façade, roof and windows; this increases both the timeline and the cost. Damp, wood decay and plumbing renewal are common items in old stone houses. Also remember that title deed types in the area (Turkish title deed (koçan), equivalent, allocation) are mixed.

In such purchases, do not pay a deposit without an independent engineer’s report and a lawyer’s review. Confirm the current rules as of October 2026 with your lawyer before the transaction.

Checklist before buying a home in Nicosia

When clarifying your decision to buy a home in Nicosia, evaluate your daily route first, then the building, and finally the apartment in order to choose the right property.

  1. Put your work, school or university address on the map and measure the real driving time at 8 a.m.
  2. Check whether the building has a lift, covered parking and a generator.
  3. Look at the apartment’s aspect: upper floors facing southwest get very hot in summer.
  4. Have your lawyer check the title deed type, mortgage and annotation status; if you are a foreigner, plan the Council of Ministers permit process.
  5. If you have a rental target, collect actual rental listings in the same building or on the same street.
  6. Confirm in writing whether VAT, transformer contribution and other connection fees are included in the listing price.

Frequently asked questions

Is buying a home in Nicosia sensible for investment?

It may be sensible for those who want regular but low rental income. Since rental demand is based on public sector employees and university students, seasonal vacancy is lower than in coastal areas. In our sample calculation, the net yield comes out at around %3 after expenses are deducted. If you expect short-term tourist rental income or rapid capital appreciation, coastal regions may be more suitable.

Which district in Nicosia is suitable for student rentals?

For student rentals, Gönyeli, Ortaköy, Yenikent and the Haspolat line around Near East University stand out. Demand for furnished 1+1 and 2+1 apartments in these districts is continuous. Include in your calculation that student rentals depend on the academic calendar, there may be vacancy in the summer months, and furniture wear and tear is faster.

How long does it take to get from Nicosia to the sea?

The nearest coast is Girne and it takes approximately 25–30 minutes by highway. Gazimağusa and Long Beach beaches can be reached in approximately 45 minutes to one hour. Times vary depending on traffic and your departure point. It is easy to go to the sea at the weekend, but if you want to swim every day, consider the coastal regions.

Are home prices in Nicosia cheaper than in Girne?

In general, yes. In the listings we have seen as of October 2026, 2+1 apartments in Nicosia are listed at approximately 100,000–130,000 £, while similar apartments in Girne are listed in the 130,000–260,000 £ range. These are asking prices, not completed sales. Since building age, location and title deed type can differ greatly, verify with current listings.

Can foreigners buy apartments in Nicosia?

Yes. Foreigners, including citizens of Türkiye, can also buy housing in Nicosia with Council of Ministers permission. According to decree number 89/2026, citizens of countries with reciprocity can purchase up to 6 apartments; the contract must be registered at the land registry within 1 month with taxes and fees paid. Since rules can change, confirm the current situation as of October 2026 with your lawyer.
