Rental and Property Management

Rental and property management for your home in Northern Cyprus: scope of service, reporting, maintenance approval and tenant changes, defined together for your property.

What do we define together in rental and property management?

Every property has different needs; a holiday home that stands empty for most of the year and an apartment that is always let do not require the same service. That is why we start by talking about your property and your expectations: Which project is the home in, how is it used, will it be rented out, and how often would you like to be updated?

At the end of this conversation, we recommend agreeing in writing which tasks are included in the service, what it costs and who is responsible for what. A written scope helps prevent misunderstandings later on.

The difference between rental management and property management

Rental management usually covers the home’s relationship with the tenant: finding a tenant, the tenancy agreement, collecting rent and the handover when tenants change. Property management concerns the home itself: regular checks, following up maintenance and repairs, bills and communication with the site management.

Some owners need only one of these, others need both. We can assess together which one you need based on how the property is used.

Regular updates for owners who live far away

If you live in Türkiye or another country, it is important to be able to follow your property’s condition through regular, documented information. A good management report includes the rent collected in the period, expenses incurred with their invoices, open maintenance requests and dated photographs taken during inspections.

We recommend agreeing at the outset how often, through which channel and with what information you would like to be updated.

Maintenance spending and approval

When your property needs a repair, it should be agreed in advance who may act without waiting for your approval, and up to what amount. How emergencies are handled, which jobs require quotes and how invoices are sent to you should also be part of the written scope.

This arrangement helps avoid both unnecessary spending and delayed repairs.

Vacant periods and tenant changes

A home that is left unused for long periods needs regular checks for damp, plumbing and outdoor areas; this matters even more for homes near the coast. How often checks are carried out depends on the property’s location and how it is used through the year.

When tenants change, recording the meters, keys, inventory and the condition of the home in a signed report with photographs at move-out and move-in reduces later disputes over the deposit.

Frequently asked questions

Does Akol Global offer rental and property management?

Yes, rental and property management is one of our business areas. To define the scope and cost of service for your property, contact us through the contact form.

What information should I share when I get in touch?

The project or address of the property, the property type, how it is used (your own use, short-term or long-term letting) and the services you expect. This makes it easier to define the right scope.

What is the difference between rental management and property management?

Rental management usually covers finding a tenant, the agreement, rent collection and tenant changes. Property management covers regular checks of the home, following up maintenance and repairs, and tasks such as bills.

Is short-term or long-term letting more suitable?

It depends on the property’s location, your own usage calendar and your expectations. Short-term letting requires more frequent cleaning and communication, and permit requirements need to be checked; long-term letting means less work but also less flexibility.

Is rental income guaranteed?

Rental income depends on the market, the property’s location and how it is used; vacant months and expenses affect the net income. That is why we recommend calculating with real data and several scenarios.

What should I look for in a property management agreement?

The included services, the fee, reporting frequency, the spending approval limit, the term and termination conditions, and the handover of keys and documents should all be set out clearly in writing.
