Real Estate Investments
Choosing a home to invest in from our Northern Cyprus projects, calculating costs and managing rentals. Akol Global is not a GYO; investment means owning a home directly.
How do we approach property investment?
We suggest that anyone considering a home as an investment first answers one question: how will you use it? Will you live in it, rent it out, or spend part of the year there and rent it out for the rest? The right project, apartment type and budget depend on that answer.
Since 2001, Akol Global has been developing residential projects in Northern Cyprus. In real estate investments, we support investors as they choose a home from our projects, through the purchase process and afterwards with rental and property management.
Choosing a home from our projects
Our portfolio includes Dolce Vita Resort in İskele Long Beach, Seafront Resort in İskele, Salamis Holiday Homes Resort in Yeniboğaziçi, Dolce Mare Resort in Tatlısu, Esentepe Exclusive in Esentepe, Girne, and Akol Marine at the gateway to the Karpaz Peninsula. The projects differ in location, shared facilities and property types: Dolce Vita Resort offers apartments from studio (1+0) to three-bedroom (3+1), while Seafront Resort offers studio, one-bedroom (1+1) and loft options.
When comparing, we recommend looking beyond the visuals at the scaled floor plan, the net floor area, who the outdoor space belongs to and the shared-area costs. You can ask our sales team in writing for the current price list and payment options for the home you are interested in.
Base your return calculation on real data
Rental income and value growth are not guaranteed outcomes. When assessing an investment, we recommend accounting for VAT, transfer fees, service charges, maintenance, furniture and management costs alongside the purchase price, and on the rental side for months the property may stand empty.
Running the calculation under a few scenarios (optimistic, base and cautious) makes your decision more robust. You can go through these figures with our sales team for the specific home you are considering.
What does “GYO” in the page name mean?
GYO is the Turkish abbreviation for a real estate investment trust (gayrimenkul yatırım ortaklığı). In Türkiye, GYOs are companies regulated by the Capital Markets Board (SPK) whose shares trade on the stock exchange; investors own shares in the company, not a specific home.
Akol Global is not an SPK-licensed GYO. In this business area, investment means buying a home directly from one of our projects: the property is registered in your name at the Land Registry, and you can use it yourself or rent it out. The timing of the title deed transfer depends on the project and the buyer’s circumstances.
After the purchase: rental and property management
If you would like to rent out your home, you can discuss tenant arrangements, maintenance and regular updates with our rental and property management team and request the scope of service for your property in writing.
This matters even more if you live far away. Short-term and long-term letting differ in workload, costs and permit requirements; we can assess together which suits you, based on the property’s location and how you plan to use it.
Frequently asked questions
Is Akol Global a GYO (real estate investment trust)?
No. Akol Global is not a real estate investment trust licensed by the Capital Markets Board (SPK). In real estate investments, we work with investors who want to buy a home directly from our projects in Northern Cyprus.
What is the difference between buying GYO shares and buying a home?
With GYO shares you become a shareholder in a company; you do not own or use a specific home. When you buy a home, the property is registered in your name at the Land Registry and you can use it yourself or rent it out.
Which of your projects can I buy a home in?
Homes available for sale vary by project and period. Dolce Vita Resort, Seafront Resort, Salamis Holiday Homes Resort, Dolce Mare Resort, Esentepe Exclusive and Akol Marine are in our portfolio; our sales team can tell you what is currently available.
Is rental income guaranteed?
Rental income depends on the market, the property’s location and how it is used. If an offer includes a condition such as a rental guarantee, we recommend seeing its duration and terms in writing in the contract.
What information should I ask for before investing?
The scaled floor plan and net floor area, the current price list, the payment plan, service charges and shared-area costs, and information on the title deed process. You can request these from our sales team for the home you are interested in.
Can foreigners buy property in Northern Cyprus?
Yes, but there are rules for foreign buyers, such as Council of Ministers permission and limits on the number of properties. Ask us about the current requirements that apply to you.
