Home Security Systems: Alarms, Cameras, Intercoms
Short answer: Home security systems consist of door-window and motion sensors, a siren, cameras, a video intercom and an alarm panel that connects them. For homeowners who spend part of the year on the island in Northern Cyprus (TRNC), the most practical setup is an alarm with battery and mobile line backup that works during power and internet outages, together with a few cameras that view only your own entrance and garden. In residential complexes, common area cameras and access control are the responsibility of the management; an individual system should complement these and must not violate the privacy of neighbors or common areas.
This article was prepared for apartment or villa owners in the TRNC who want to monitor their home remotely, holiday home owners who want to protect a property left empty in winter, and investors who rent out their homes. We cover the general preparation of a home that will remain closed for a long period in our guide articles; here, we focus on security technology. You can find the home insurance side in our Cyprus home insurance article.
What do home security systems consist of?
A home security system should be considered as a set of complementary layers. A camera alone does not prevent a burglary; it records the incident. An alarm, on the other hand, detects the incident as soon as it starts and issues a warning. The best result is achieved when the two are used together and in the right places.
- Alarm panel: Collects signals from sensors, activates the siren and sends notifications to your phone.
- Door-window sensors: Trigger when opened; they should be placed on all exterior openings, including balcony and terrace doors.
- Motion detectors: Detect movement indoors; pet-immune models are available for those with pets.
- Siren: Indoor and outdoor sirens are both deterrents and alert neighbors.
- Cameras: Record your own areas such as the entrance door, garden and parking space; they provide remote live viewing.
- Video intercom and smart lock: Allow you to see who is at the door, open the door remotely and give a timed code to guests or cleaning staff.
- Environmental sensors: Smoke, water leak and temperature sensors report risks that are as important as burglary in an empty home.
Which system is suitable for whom? Comparison
Home security systems are generally installed in three models. The choice depends on how much time you spend at home, the type of property and who will intervene when an incident occurs.
| Model | How does it work? | Advantages | Limits |
|---|---|---|---|
| DIY wireless kit | Notifications come directly to your phone | Low cost, easy installation, portable | You organize the response when an incident occurs |
| Professionally monitored alarm | The alarm signal goes to a monitoring center | 24/7 monitoring, incident verification and direction | Monthly service fee, contract terms |
| Site security and common cameras | Access control and common area records are managed by the administration | Shared deterrence, cost shared through dues | Does not protect the interior of the independent unit |
For someone who spends most of the year abroad, a monitored alarm, or at least a relative, neighbor or property management company that can receive alarm notifications and go to the property, is critically important. An alarm notification that comes to your phone at midnight is of very little use if there is no one on site. When choosing a property management service, ask whether alarm response is included in the scope; we have compiled the selection criteria in our article on choosing a property management company in Cyprus.
Outage resilience: what happens when power and internet go down?
When planning a security system in the TRNC, the most commonly overlooked issue is power and internet outages. A camera that is only connected to Wi-Fi and powered from a socket stops both recording and sending notifications the moment the power goes out; this means the system is disabled exactly when it is needed most.
- Battery backup: The alarm panel’s internal battery should be able to operate for hours; batteries should be replaced every few years.
- Mobile line backup: If the panel has a SIM card slot, notifications are sent over the mobile network when the internet goes down.
- UPS: Use a small uninterruptible power supply for the modem and camera recorder.
- Local recording: Cameras should record not only to the cloud, but also to an internal card or local recorder.
- Outage notification: The system should also notify you separately when there is a power or connection outage.
We explain how internet infrastructure varies by address in our TRNC internet and phone line guide. In residential complexes, you should also ask the management whether common area security systems are connected to the central generator.
Privacy and legal limits in camera use
Once a security camera records other people’s images, it becomes a matter of personal data. In the TRNC, the protection of personal data is regulated by the Personal Data Protection Law No. 89/2007; a thesis prepared at İstanbul Bilgi University states that the appointment of the chairman and members of the Board envisaged by the Law was completed only at the beginning of 2019. For camera rules specific to domestic use, it is recommended that you check the current legislation and Board decisions together with your lawyer. As a general principle, complying with the following limits is safe both legally and in terms of neighborly relations:
- Direct cameras only at your own door, garden and parking space; do not record neighboring homes’ windows, gardens or the street in general.
- Do not install individual cameras in common areas such as apartment corridors, staircases and main entrances.
- Turn off the audio recording feature if there is no need for it.
- Do not use indoor cameras in a home you rent out, and clearly inform the tenant or guest about the presence of outdoor cameras.
- Limit recordings to the necessary period and protect them against unauthorized access.
The Condominium Ownership and Condominium Easement Law is clear regarding common areas: main entrance doors, entrance halls, staircases, corridors and landings are counted among common use areas, and apartment owners cannot make changes in these areas on their own. The installation of cameras or access control systems in common areas must be carried out by decision of the apartment owners’ board. Smart locks and key management
The most common security vulnerability in remote ownership is not knowing who has how many keys. Keys circulating among cleaning staff, repairers, real estate consultants and former tenants can render even the best alarm meaningless. Smart locks and coded door handles largely solve this problem.
- Timed codes: Define codes valid only on specific days and hours for cleaning or maintenance.
- Entry log: Monitor who opened the door and when through the application.
- Mechanical backup: Make sure the mechanical key to be used when the battery runs out or in the event of an electronic fault is kept in a secure place; follow battery warnings.
- Tenant change: Reset codes and app access at every tenant or management change; replace the cylinder in conventional locks.
Integrating the smart lock with the alarm system allows the alarm to be automatically disarmed when the door is opened with the correct code and reduces the number of false alarms.
What should you look for in a new apartment and residential complex?
Home security systems can be installed much more easily and neatly with small preparations during the construction phase. When buying a home from a project or before delivery, ask the following questions:
- Is there a video intercom in the apartment, and can it be connected to a phone?
- Have empty conduits and cable preparations been made for alarms or cameras, and has a power outlet been left above the entrance door and balcony?
- Are the steel door and lock system defined in the technical specifications?
- Does the residential complex have security staff, controlled access and common area cameras; is their cost included in the dues?
- Who can access common area camera recordings, and under what conditions?
In the official introductions of Akol Global's Dolce Vita Resort İskele - Long Beach, Dolce Mare Resort and Caddemm Residence projects, security cameras are included among the project features. Such common systems increase the overall security of the residential complex; however, because they do not cover the interior of the independent unit, they do not eliminate the need for an individual alarm. We explain how site security expenses are reflected in dues in our article on TRNC dues and site expenses.
Finally, do not forget cybersecurity: change default passwords in camera and alarm applications, enable two-factor authentication, keep device software up to date and reset access permissions when there is a tenant or management change.
Frequently asked questions
Which security system is suitable for an empty holiday home?
An alarm panel with battery and mobile line backup, sensors on all exterior doors and windows, a few cameras viewing the entrance and garden, and water leak and smoke sensors are a good start. Most importantly, the person, monitoring center or property management company that can go to the home when an alarm is received should be determined in advance.
Can a security camera be installed so that it sees the neighbor?
It is not recommended. Cameras should be directed to view only your own door, garden and parking space. Recording neighboring windows, gardens or common areas may constitute a privacy violation and become a matter of dispute. In the TRNC, personal data is protected by Law No. 89/2007; consult your lawyer for the specific situation.
Does a security camera work when the power goes out?
Cameras that are only powered from a socket and connected to Wi-Fi do not work when the power goes out. In order to continue operating during an outage, the camera and modem must be powered by a UPS, the alarm panel by an internal battery, and notifications must be able to be sent over a mobile line. Recording data to the device itself also prevents data loss.
Can I install a camera in an apartment corridor?
You cannot install one on your own. According to the Condominium Ownership and Condominium Easement Law, corridors, staircases, entrance halls and main entrance doors are common use areas, and apartment owners cannot make changes in these areas on their own. Apply to the site management for a common area camera; the decision must be taken by the apartment owners’ board.
Can I use a camera in the home I rent out?
You should not use cameras indoors. If there are cameras in outdoor areas such as the entrance door or garden, state this clearly in the lease agreement and listing text, direct them so that they do not record the tenant’s living area, and reset access codes when the tenant changes.
