Apartment or Villa in Cyprus? Yield and Costs
Short answer: The answer to whether to buy an apartment or a villa in Cyprus depends on your purpose. If you are looking for rental income, low maintenance, and easy resale, an apartment is generally more efficient. For a family that will live on the island long term and wants a garden and privacy, a villa is more suitable; however, the rental return on every Pound invested is often lower.
This article was prepared for buyers who cannot decide whether to allocate their budget to an apartment or a villa in Northern Cyprus (TRNC). It compares the two property types under the same assumptions in terms of purchase cost, annual expenses, rental income, resale, and daily living; at the end, we provide a decision checklist you can apply to your own situation.
Apartment and villa: comparison in one table
An apartment gives access to greater rental demand and a lower maintenance burden with the same budget; a villa offers living space, privacy, and a land share. The table below summarizes the two types based on the most common differences in the TRNC market.
| Criterion | Apartment (1+1 / 2+1) | Villa (3+1, within a complex) |
|---|---|---|
| Entry budget | Low–medium | High; often 2–3 times an apartment |
| Tenant pool | Broad: students, employees, couples, short-term tourists | Narrow: families, higher-income groups, group holidaymakers |
| Annual maintenance burden | Common areas are shared through maintenance fees | Garden, private pool, and exterior largely remain your responsibility |
| Rental income (relative to price) | Generally higher | Generally lower |
| Resale speed | Faster; more buyers | Slower; you need to wait for the right buyer |
| Land share and renovation flexibility | Limited, subject to condominium rules | Greater; extension may be possible subject to permits |
| Lock and leave | Easy | A maintenance and security plan is needed for long absences |
The trends in the table are general; differences in location and complex quality can change individual items. For example, a villa in a seafront complex may sell faster than an ordinary city-center apartment.
Purchase cost: same taxes, different amounts
Tax and fee rates are the same for apartments and villas, but because the price is higher, the amount paid for a villa is also larger. For a new property, VAT is generally %5, stamp duty is %0,5 of the contract value, and the title deed transfer fee varies according to the buyer’s nationality and whether it is their first or subsequent property.
The example below is entirely hypothetical; it does not represent the price of any project. The %6 fee rate in the standard tariff was used for a Turkish citizen’s first property. With the decision dated 7 October 2026, this rate decreases to %4 under the temporary tariff valid until 5 January 2027; because this is based on a single news source, confirm it before any transaction.
| Item | Apartment (£120.000) | Villa (£300.000) |
|---|---|---|
| VAT (%5) | £6.000 | £15.000 |
| Title deed transfer fee (%6) | £7.200 | £18.000 |
| Stamp duty (%0,5) | £600 | £1.500 |
| Lawyer (approx.) | £1.500 | £2.500 |
| Furniture (assumption) | £7.000 | £18.000 |
| Total investment | £142.300 | £355.000 |
In a villa, the furniture item grows disproportionately: three bedrooms, outdoor furniture, garden equipment, and pool accessories are added. For details of the tax items, you can see our article taxes and costs when buying a home in the TRNC. Rates are as of October 2026; confirm them with your lawyer.
Which is more profitable in terms of rental income?
In long-term rental, an apartment generally leaves more net income than a villa relative to the money invested. The reason is simple: the rent of a villa does not increase at the same rate as its price, while its expenses do increase.
Let us assume we rent out the two properties above long term. We assumed a monthly rent of £650 for the apartment and £1.300 for the villa; for both, one month of vacancy per year, %13 foreign-currency rental tax, and a %10 management fee were included. The rental figures are examples; replace them with actual rents in your own area.
| Annual item | Apartment | Villa |
|---|---|---|
| Rent collected (11 months) | £7.150 | £14.300 |
| Rental tax (%13) | −£930 | −£1.859 |
| Management fee (%10) | −£715 | −£1.430 |
| Maintenance fee / complex expense (assumption) | −£960 | −£1.800 |
| Pool and garden maintenance (private, assumption) | — | −£2.400 |
| Maintenance, repairs, insurance | −£550 | −£1.500 |
| Net annual income | £3.995 | £5.311 |
| Net yield (based on total investment) | %2,8 | %1,5 |
The villa generates twice the rent, but the investment is 2,5 times higher; private pool and garden expenses also close the gap. As a result, a villa owner earns less than an investor who buys two apartments with the same money. The figure given for pool and garden maintenance is an assumption; it varies greatly according to the scope of the complex’s shared services and the size of the pool, so obtain a written quote before purchasing.
In the short term, the picture changes slightly. Large families and groups of friends pay higher nightly rates for a villa; a well-located villa can have a strong season in the summer months. However, cleaning, pool hygiene, and high air-conditioning consumption also multiply. The rules and platform side of short-term rental are explained in detail in our article Airbnb and short-term rental in Cyprus. For the gross and net yield formulas themselves, you can see our guide to calculating rental yield in Cyprus.
Overlooked differences in annual expenses
A villa’s annual expense is not only larger; the number of items is also higher. While a single maintenance fee bill in an apartment covers many tasks, in a villa each job means a separate contractor and a separate invoice.
- Private pool: Weekly cleaning, chemicals, pump and filter maintenance. Even a pool that remains unused requires maintenance.
- Garden and irrigation: Water consumption increases significantly in the summer months; an automatic irrigation system may malfunction.
- Electricity: Large volumes and multiple air conditioners can raise the Kıb-Tek bill to several times that of an apartment. The approximately %22 tariff increase in June 2026 widened this gap.
- Exterior and roof: Salty sea air wears down paint, metal railings, and roof insulation; in an apartment, this expense is covered from the common costs.
- Security: For villas left empty for long periods, an alarm, camera, or regular inspection visit is added.
In villas within complexes, some items may be included in the shared service. Before purchasing, ask in writing exactly what the maintenance fee covers; whether private pool maintenance is included is the most commonly confused issue.
Resale and liquidity difference
Apartments generally sell faster because the buyer pool is broader: first-time investors, parents of students, retirees, and anyone who wants to rent out a property all look at apartments. Villa buyers are fewer and take longer to make a price decision.
This difference matters in a scenario where you may need cash. When you want to convert to cash, a few months may be enough to sell an apartment close to market price; for a villa, finding the right buyer may take longer or require a discount. On the other hand, well-located villas with limited supply can better preserve their value in the long term thanks to their land share. We examined the conditions under which appreciation occurs separately in our article residential property appreciation in Cyprus.
How do foreign purchase limits affect the choice?
Because Decree No. 89/2026 sets different quantity limits for apartments and villas, it directly affects the preferences of those planning multiple purchases. Foreigners may acquire 3 apartments or 2 villas within a complex; citizens of countries with reciprocity, such as Türkiye, may acquire 6 apartments or 3 villas.
The practical result is this: a Turkish citizen considering building a portfolio can spread rental income across different regions and tenant types with 6 apartments within the limit; if choosing villas, this number remains at 3. The upper limit of 3.300 m² for detached house land and 1.338 m² for building plots should also be taken into account in villa plans with land. The text of the Decree was published through the TRNC Official Gazette; due to the parliamentary approval process and possible changes, the rules may change again, so confirm with your lawyer as of October 2026.
Who should choose which for living?
For families who will spend most of the year on the island and retirees who want a garden, a villa is more suitable; for an investor who will come and stay for a few weeks a year or rent it out entirely, an apartment is more suitable. The question that clarifies the decision is “who will live in the home, and for how long?”
- Family with children, permanent settlement: Villa or semi-detached villa within a complex; play area, storage, and parking comfort are decisive.
- Retired couple: Single-storey villa or the ground floor of an apartment with an elevator; as age advances, the garden and pool burden may become heavier.
- Holiday-home user: Apartment in a resort-type complex; security and maintenance are handled by the complex while you are away.
- Pure investor: 1+1 or 2+1 apartment in an area with a broad tenant pool.
Both types are available in Akol Global’s projects: Pure İskele Villas in İskele can be reviewed on the villa side, while Dolce Vita Resort in Long Beach can be reviewed on the resort-style apartment side. The observation of our after-sales team is that villa buyers are the group that most underestimates garden and pool maintenance in the first year.
6-step check before deciding
When choosing between an apartment and a villa, clarify the purpose first, then the numbers. The sequence below allows you to prepare your own answers before visiting the sales office.
- Write down the usage rate: How many days a year will you stay, and how many days will it be rented out?
- Calculate the total investment: Add VAT, fees, stamp duty, lawyer, and furniture to the price.
- Collect actual rents: Ask for the figures of similar homes rented in the same complex or street over the last 12 months.
- Get annual expenses in writing: Maintenance fee breakdown, pool and garden quote, average electricity bill.
- Think about the exit scenario: If you want to sell in 5 years, who will buy this home?
- Check the limits: If you plan a second or third purchase in the future, take the 89/2026 limits into account.
Frequently asked questions
Is an apartment or a villa more sensible for investment in Cyprus?
If rental income and easy sale are your priorities, an apartment is generally more sensible; the tenant pool is broad, maintenance expenses are shared through the maintenance fee, and the net yield based on total investment is higher. A villa is a more suitable choice for families who will live on the island long term and prioritize living space over yield. Make the decision according to your own usage rate.
How much higher is villa rent compared to an apartment?
Villa rent is higher than apartment rent in absolute terms, but it does not increase at the same rate as the price difference. A villa that costs two and a half times as much often generates only around twice the rent. Since there is no official rent index, look at actual rental contracts in your own area and confirm the figures with local real estate professionals as of October 2026.
How much is the annual maintenance cost of a villa?
It is not possible to give an exact figure; pool size, garden area, the scope of the complex’s shared services, and the home’s distance from the sea determine the cost. When private pool, garden, exterior, insurance, and electricity are considered together, villa expenses can rise to several times those of an apartment. Before purchasing, ask for a written quote for the pool and garden and a breakdown of the maintenance fee.
How many villas can foreigners buy in the TRNC?
According to Decree No. 89/2026, foreigners may acquire 2 villas within a complex or 3 apartments, while citizens of countries with reciprocity, such as Türkiye, may acquire 3 villas or 6 apartments. Permission from the Council of Ministers is required for every purchase. Since the rules have changed several times in a short period, confirm the current situation with a TRNC lawyer as of October 2026.
Is a villa more profitable in short-term rental?
During the summer season, large families and groups pay higher nightly rates for a villa, so a well-located villa can have a strong season. However, cleaning, pool hygiene, electricity, and wear-and-tear costs also multiply, and demand drops significantly in the winter months. On an annual average, a well-managed apartment often provides a similar or higher net yield.
Does a villa or an apartment sell faster?
Apartments generally sell faster because they appeal to a wider buyer base, from investors to retirees, and the entry budget is lower. Selling a villa requires finding the right buyer and may take longer. In contrast, well-located villas with limited supply tend to preserve their value in the long term thanks to their land share.
