Cyprus Furnished Apartment: Package Cost and Return

Short answer: Cyprus is predominantly a furnished-apartment rental market; an unfurnished apartment narrows the tenant pool and extends vacancy periods. For a mid-range 1+1, a furniture package costs approximately £5.000–9.000. In long-term rentals, the package often pays for itself in 4–6 years; in short-term and student rentals, furniture is essential.

This article was prepared for investors who buy an apartment in Northern Cyprus (TRNC) to rent out and ask, “How much should I spend on a furniture package, and will this be reflected in the rent?” We explain the item-by-item cost table, payback calculation, furniture selection by rental model, and the difference between a developer package and furnishing the property yourself.

How much does a furnished apartment increase rent?

The rent seen in Cyprus furnished apartment listings is generally higher than an unfurnished unit in the same building, and vacancy periods are shorter; the real gain often comes more from occupancy than from the rent difference. In the TRNC, a large share of tenants are students, foreign employees, or people who have recently moved to the island, and most of these groups do not bring furniture with them.

Because there is no official rental index, it is not possible to state the furnished-unfurnished difference as a precise percentage. In listing comparisons, the monthly difference for a 1+1 apartment is often seen in the range of £50–150; as of October 2026, this is a market observation, so verify it with current listings in your own complex. The audience to whom you can rent an unfurnished apartment is mainly local families planning to stay long term and retirees who bring their own furniture.

The area is also decisive. Student demand in Gazimağusa, and holiday and short-term demand in İskele Long Beach, make unfurnished apartments practically unrentable. In Lefkoşa, demand for unfurnished units is relatively higher among public employees and family tenants.

Cyprus furnished apartment package cost: item by item

The furniture for a rent-ready, mid-range 1+1 apartment costs approximately £5.000–9.000, depending on whether built-in kitchen appliances and air conditioners are included at handover. The table below shows approximate ranges based on market observations as of October 2026; prices vary by supplier, brand, and transport, so verify them.

Item1+1 (approx.)2+1 (approx.)Note
Bedroom (bed, base, wardrobe, bedside table)£900 – £1.500£1.600 – £2.700Deduct the wardrobe if there is a built-in closet

Dining table and chairs£300 – £600£400 – £800
White goods (refrigerator, washing machine, hob-oven)£1.200 – £2.000£1.400 – £2.400If built-ins are included at delivery, part of this is deducted
Air conditioning (1 unit per room)£900 – £1.400£1.300 – £2.100Ask whether it is included in the project
Television and internet modem£250 – £500£250 – £500
Curtains, lighting, mirror£300 – £500£450 – £750
Kitchen set, bed linen, towels£300 – £600£400 – £800Two sets are needed for short-term rentals
Balcony furniture£150 – £300£200 – £400
Total£5.300 – £9.100£7.200 – £12.450Installation and transport should be asked separately

The reason we used a £7.000 furniture cost for a 1+1 in the example in our main article, Cyprus rental yield calculation, is that it is the midpoint of this range. The furniture cost must be added to the total investment, in other words to the denominator, in the rental yield calculation; if it is forgotten, the yield appears higher than it actually is.

When does the furniture package pay for itself?

In long-term rentals, the main return from the furniture package comes from the combination of higher rent and fewer vacant months; with reasonable assumptions, the package pays for itself in 4–6 years. If you look only at the rent difference, the calculation appears weak, so make sure to include the vacancy effect.

Example calculation (hypothetical): A 1+1 furnished with a £6.500 package is rented for 11 months a year at £600 per month. If the same apartment were unfurnished, it would rent for £500 and, due to a narrower tenant pool, for 10 months a year.

Item (annual)UnfurnishedFurnishedDifference
Rent collected£5.000 (10 × £500)£6.600 (11 × £600)+£1.600
Rental income tax (%13, foreign currency rent)−£650−£858−£208
Management fee (%10)−£500−£660−£160
Annual net contribution of the furniture+£1.232
Payback period (£6.500 ÷ £1.232)≈ 5,3 years

For a furnished apartment, you should also allocate £150–300 per year for minor repairs and renewals; this extends the payback by a few months. If a tenant pays £50 more for a furnished apartment rather than £100, and there is no vacancy difference, the payback exceeds 10 years. For this reason, before deciding, ask the estate agent how long furnished and unfurnished listings in the same complex actually take to rent.

Rental income tax rates are based on the decree dated 2020 and should be verified as of October 2026; we cover registration and declaration details in a separate article.

Choosing furniture by rental model

Furniture should be selected according to tenant type: durability is the priority in long-term rentals, looking good in photos and quick cleaning in short-term rentals, and strength plus low-cost replacement in student rentals. The same package is not right for every model.

  • Long-term: Simple, neutral-colored, durable furniture. Leave empty space where the tenant can add their own belongings. Expensive decoration is not reflected in the rent.
  • Short-term (Airbnb type): Comfortable bed, good lighting, fast Wi-Fi, two sets of bed linen and towels, and a complete kitchen set. Photos directly affect occupancy. Details are in our Airbnb and short-term rental in Cyprus article.
  • Student: A desk and chair are essential. Choose wipeable surfaces, metal-frame beds, and sofas with easily replaceable covers. Other aspects of student rentals are the subject of our Gazimağusa student housing investment article.

Whichever model you choose, estimate the lifespan of the furniture realistically. In short-term and student rentals, textiles and sofas are renewed in 3–5 years, and in long-term rentals in 6–8 years. When planning renewal costs, also take increases in TL prices into account; current inflation data is published by the TRNC Statistical Institute.

Developer package or furnish it yourself?

The furniture package offered by the developer or sales office saves time and coordination, while furnishing it yourself is generally cheaper and leaves quality control in your hands. If you are not on the island, a package is a practical solution; however, do not pay without seeing the contents list.

CriterionReady-made packageFurnish it yourself
CostUsually higher, single priceMay be lower with negotiation
TimeReady upon handoverA few weeks, requires being on the island
Quality controlList and brand must be written into the contractEntirely with you
WarrantySingle point of contactEach supplier separately
Rent-ready statusFast; the first rental month is not lostIf furnished late, 1–2 months of rent may be lost

The last row is the item most investors overlook. Even if furnishing it yourself saves £800, if the apartment is rented one month late, you lose £600 in rent; the saving is almost eliminated.

When you receive a package offer, ask the following questions in writing:

  1. What is the item-by-item list of the package, including brand and model information?
  2. Are air conditioners and built-in appliances included in the apartment price or in the package?
  3. Are installation, transport, and waste removal included in the price?
  4. When will the furniture be delivered, and what happens if there is a delay?
  5. What is the warranty period, and who is the service contact?
  6. Is the package cost written into the sales contract or issued on a separate invoice?

The last question is important: whether the furniture cost is added to the contract price may affect the VAT and title deed fee base. Verify this with your lawyer as of October 2026.

Inventory list and protecting the furniture

In Cyprus furnished apartment rentals, recording every item on the inventory list with dated photos is the only solid basis for deposit deductions. The list must be an appendix to the rental agreement and signed by the tenant; we explained how to structure this in our How to prepare a rental agreement in Cyprus article.

The practical observation of the Akol Global rental and property management team is this: the most frequently damaged items are sofa fabric, mattresses, air-conditioning filters, and washing machine seals. Washable covers for sofas, waterproof mattress protectors for beds, and at least one service maintenance per year for air conditioners significantly extend the life of the furniture. If you are considering a short-term-rental-focused purchase in İskele Long Beach, you can ask the sales team directly about furniture options for Akol’s Dolce Vita Resort İskele – Long Beach project in the area.

Frequently asked questions

How much does it cost to furnish an apartment in Cyprus?

For a mid-range 1+1, approximately £5.000–9.000, and for a 2+1, £7.000–12.500 is a reasonable initial estimate. Whether air conditioning and built-in kitchen appliances are included in the apartment handover significantly changes the total. Prices are market observations as of October 2026; verify by obtaining a written quote including installation and transport.

Can a furnished apartment be rented for a higher rent?

Generally, yes. In listing comparisons, the furnished-unfurnished difference for a 1+1 apartment is often seen in the range of £50–150 per month. More importantly, because a furnished apartment is open to students, foreign employees, and short-term tenants, it rents more quickly. The exact difference varies by area and complex; check current listings in the same building.

Does it make sense to buy the developer’s furniture package?

If you are not on the island and want to rent the apartment immediately after handover, a ready-made package is a practical option. However, do not pay without seeing the item list, brands, delivery date, and warranty in writing. Furnishing it yourself may be cheaper, but every month of late rental reduces this saving.

Should the furniture cost be included in the rental yield calculation?

Yes. The furniture cost must be added to the total investment together with the purchase price, VAT, title deed fee, and lawyer’s fee. In addition, an annual allowance should be set aside for renewal and repairs over the furniture’s 5–8-year lifespan. A yield figure that does not include the furniture appears higher than the real net return.

What kind of furniture should be bought for an apartment to be rented to students?

For student rentals, choose durable, easy-to-clean, and low-cost replaceable furniture; wear is rapid because students generally change every academic year: metal-frame beds, desks with wipeable surfaces, sofas with covers, and a desk in every room. Expensive decoration is not reflected in the rent. Prepare the inventory list with photos, add it to the contract, and take a sufficient deposit.
