Leaving a Home Empty in Cyprus: Checklist

Short answer: Leaving a home empty in Cyprus for a long time requires more than locking the door and leaving: shutting off the main water valve, emptying the refrigerator, leaving a solution for humidity, setting up automatic payments for bills and maintenance fees, and leaving the home key with someone you trust or with the site management are the basic steps. The most common problems during empty winter months are humidity and mould, unnoticed water leaks, and accumulated payments. A regular inspection visit prevents most of these risks at a low cost.

This article has been prepared for homeowners who use their home in the TRNC as a holiday home, spend part of the year in Turkey, or will keep the home closed for a while without renting it out. We explained the impact of the winter months on homes in coastal areas in our article on life in Long Beach during the winter months; here, we focus on the process of closing the home and monitoring it remotely.

Leaving a home empty for a long time: pre-departure checklist

The last day before departure is usually rushed; therefore, preparing the list a few days in advance and proceeding area by area is useful. The table below summarises the most commonly overlooked points.

AreaTo DoWhy?
WaterShut off the main valve; cut the electricity to the booster pump and water heaterAn unnoticed leak can damage both your home and the floor below
KitchenEmpty and clean the refrigerator, and leave the door slightly openA closed refrigerator with the door shut causes odours and mould
ElectricityTurn off unnecessary circuit breakers; leave the dehumidifier and, if any, the camera line onFor both security and reducing consumption during the empty months
HumidityIf you will leave a dehumidifier, connect its drain hose to the drainWhen the tank fills up, the device stops and becomes ineffective
TextilesStore beds, bedding and winter items in closed and dry cupboardsIn a closed home, humidity quickly transfers to fabric and wood
Outdoor areaClean balcony drains, and bring pots and lightweight furniture insideDuring winter rains, a blocked drain can cause water ingress from the terrace and balcony
SecurityLock windows and shutters, and do not leave valuables in the homeIn sites that empty out in winter, the home remains out of sight for a long time
DocumentsDo not leave the title deed (koçan) and important documents in the homeIt eliminates the risk of loss and damage

If you are closing a newly delivered home for the first time, report any faults before you leave so that a defect covered by warranty does not worsen during the months the home is closed. During winter rains, water ingress from terraces, roofs and window edges is usually seen in the first heavy rains; decide in advance who will check this. We explained the warranty process in our article on the home warranty period.

Water, electricity and bills

In an empty home, shutting off the water is almost always the right decision. In homes that use a water tank and booster pump, cutting the electricity to the pump and water heater also reduces the risk of dry running and unnecessary consumption. Whether to turn off the electricity completely depends on what needs to operate in the home: if you will use a dehumidifier, alarm or camera, leaving the relevant lines on and switching off the other circuit breakers is a balanced solution.

Even if the home is empty, bills and fixed charges do not stop. Fixed charges for electricity and water subscriptions, the municipality’s property tax and environmental cleaning fee, and site maintenance fees continue to be payable. We have collected the annual table of these items in our article on TRNC property tax and annual expenses. For homeowners living abroad, the most practical solution is to set up an automatic payment instruction through your bank or appoint someone to follow up the payments.

Do not neglect maintenance fees

According to the Condominium Ownership and Condominium Easement Law, maintenance fees and expenses not paid on time are subject to late payment compensation at the highest interest rate applied by banks to loans from the date they are due; the manager may take legal action against a condominium owner who does not pay. Missing notifications during the empty months is the most common reason for the debt to grow in this way. For the scope and amounts of maintenance fees, you can review our guide to Cyprus site maintenance fees.

Humidity, mould and ventilation

The most common problem in homes that remain closed in Cyprus is humidity. In homes close to the coast and in apartments that are not heated in winter, mould may form especially in rooms facing north, on bathroom ceilings and behind cupboards. If you will leave the home closed for several months, the following measures make a difference:

  • Leave a dehumidifier connected to a drain and keep internal doors ajar.
  • Leave cupboard doors slightly open; store fabrics in vacuum bags or closed boxes.
  • Pour water into bathroom and kitchen drain traps to reduce odour backflow.
  • Ask for the home to be ventilated for at least half an hour during inspection visits.
  • In homes that will remain closed for a long time, move furniture placed against walls a few centimetres away.

We explained humidity and temperature conditions in the winter months month by month in our article on the Cyprus climate and seasons.

Neighbours, site management and responsibility

Leaving a home empty for a long time also concerns your neighbours in apartment blocks and sites. According to the Condominium Ownership and Condominium Easement Law, each condominium owner is responsible for damage they cause through their fault to the main immovable property and to other independent sections. If water leaks from your apartment to the floor below while you are away, responsibility for the repair may return to you.

The same Law stipulates that if it is necessary to enter another independent section for the repair of damage or a defect in an independent section, or for a technical inspection, the owner of that section or those living there must allow entry. If there is no one to give this permission while the home is empty, a minor fault can grow for weeks. Therefore:

  • Leave a spare key with someone you trust or with the site management, and note in writing to whom you have left it.
  • Give the management and a neighbour your current phone number and email address.
  • Decide in advance who may enter the home in an emergency and under what conditions.

Remote monitoring, insurance and winter rental

The best protection for a closed home is a regular visual inspection. A check carried out once a month or after heavy rains can catch a water leak, a blocked balcony drain and emerging mould early. This task can be entrusted to a neighbour, someone you trust, or a professional property management company. If you work with a company, have the inspection frequency, whether a photo report will be provided, and the approval limit for minor repairs written into the contract; selection criteria are in our article on choosing a property management company in Cyprus.

If you have a home insurance policy, ask your insurer in writing whether leaving the home empty for a long time affects the coverage; some policies may have special conditions regarding the period of vacancy. Another option is to rent the home out long-term during the winter months. Many homeowners in coastal areas spend the winter either with a winter rental or with a management agreement that provides regular inspections. Renting also provides an advantage in terms of ventilating and using the home; however, it brings obligations such as registering the rental agreement and paying rental income tax.

Akol Global's rental and property management team can support homeowners who are not on the island with periodic inspections, bill and maintenance fee follow-up, and winter rental options.

The order for reopening the home when you return

When you return to the home after months away, following an order will also reduce surprises:

  1. Before entering, check the balcony, terrace and exterior walls for water marks or swelling.
  2. Open the windows and ventilate the home; note any odour and humidity.
  3. Open the main water valve slowly, run water from the taps for a while, and check for dripping under the plumbing.
  4. Switch on the circuit breakers one by one; start the refrigerator and water heater.
  5. Clean the air conditioner filters or call a service before operating them.
  6. Check inside cupboards, the bathroom ceiling and north-facing walls for mould; if there is any, intervene early.
  7. Check accumulated mail and notifications, especially municipal and management letters.

Frequently asked questions

Should I cut off the electricity completely when closing the home?

This depends on what needs to operate in the home. If you will use a dehumidifier, alarm or camera, leaving the relevant lines on and switching off the other circuit breakers is a balanced solution. Empty the refrigerator and leave its door slightly open, and cut the electricity to the water heater and booster pump. Subscription fixed charges continue to be paid even when the home is empty.

How can humidity and mould be prevented in an empty home?

Leaving a dehumidifier connected to a drain, keeping cupboard and room doors ajar, storing textiles in closed boxes and ventilating the home during inspection visits are the most effective measures. In homes close to the coast and not heated in winter, north-facing rooms, bathroom ceilings and the backs of cupboards are the highest-risk points.

Do I have to pay maintenance fees when the home is empty?

Yes. The maintenance fee is paid regardless of whether the home is used or not. According to the Condominium Ownership and Condominium Easement Law, condominium owners cannot avoid paying their share of expenses by claiming that they do not use the common areas, and maintenance fees not paid on time are subject to late payment compensation. If you are abroad, setting up an automatic payment instruction largely eliminates this risk.

What happens if water leaks from my apartment to the floor below while I am away?

According to the Condominium Ownership and Condominium Easement Law, each condominium owner is responsible for damage they cause through their fault to other independent sections. In addition, if entry to your apartment is necessary for repair or inspection, permission for entry must be given. Therefore, shut off the main valve, leave a spare key with the management or someone you trust, and check your insurance.

Does it make sense to rent the home out in winter?

It is advantageous in terms of the home being used and ventilated, and many homeowners in coastal areas spend the winter with long-term rentals. However, issues such as registering the rental agreement with the tax office, rental income tax, and a plan to take the home back on time at the end of the contract should be considered from the outset. If you will use the summer months yourself, have the contract term written accordingly.
