TRNC Rental Prices 2026: Rent Table by Region

Short answer: In Northern Cyprus (TRNC), rental prices in 2026 for long-term rentals are approximately 350–750 £ per month for a 1+1 apartment, 450–900 £ for a 2+1, and 600–1.500 £ and above for a 3+1 or villa. The most expensive region is Girne, while the most affordable options are Gazimağusa, central İskele, and rural coastal villages. Most rents are set in sterling; the figures are based on listing observations as of October 2026.

This article has been prepared for those considering renting a home on the island or living in a rental for a while before buying. We bring together rental ranges by region and apartment type, the total cash needed on moving day, the effect of season and furniture on price, and what to check during negotiation in a single overview.

TRNC rental prices 2026: where does the data come from?

There is no official rental index published by region in the TRNC; therefore, rental prices are tracked through ranges compiled from listings, real estate agent data, and news reports. The most concrete data we have is the figures reported by Kıbrıs Postası in April 2025, based on Halkın Sesi: the average rent for a 75 m² apartment in Girne was 640 £, the rent for a similar apartment in Gazimağusa was around 410 £, and the average rent per square meter in Lefkoşa was 5,58 £.

The same report stated that rents had increased by between 50 percent and 100 percent within one year. The main reason for this increase was landlords switching to sterling pricing instead of the depreciating TL. There is no reliable region-based increase data for 2026; however, as the exchange rate rises, the rental burden continues to increase for tenants earning salaries in TL. The tables below are a combination of this data and 2026 listing observations, and are not official statistics.

TRNC rental prices 2026 by region

In Girne, the monthly rent for a 2+1 apartment is generally between 700–900 £, in Gazimağusa between 450–600 £, and in Lefkoşa between 500–650 £. The table below has been prepared according to the average of long-term rentals (at least 6–12 months) and furnished/unfurnished options:

Region1+1 (monthly)2+1 (monthly)3+1 / villa (monthly)
Girne center and surroundings550–750 £700–900 £900–1.500 £+
Lefkoşa400–550 £500–650 £650–1.000 £
Gazimağusa350–500 £450–600 £600–950 £
İskele center and Boğaz350–500 £450–600 £650–950 £
Long Beach (within a complex)450–700 £550–750 £750–1.100 £
Esentepe, Tatlısu, Karpaz350–500 £450–600 £600–1.000 £

In Long Beach, listings asking 550–900 £ for 1+1 apartments in seafront, furnished complexes with pools are also seen; these figures are marketing-driven and include room for negotiation. Around universities in Gazimağusa, room-based rentals are common; students share the apartment and pay per room. We discussed student rentals from an investor’s perspective in our article on Gazimağusa student housing investment.

The ranges we provide for TRNC rental prices 2026 are estimates as of October 2026; when looking for a rental, compare at least five or six listings in the same area and ask a local real estate agent for recent rental examples.

Factors that raise and lower rent

It is normal for there to be a 30–40 percent rental difference between two apartments in the same region; the difference is mostly determined by furniture, site facilities, distance to the sea, and who is responsible for the bills.

  • Furnished or unfurnished: Most rental homes on the island are offered furnished. Finding an unfurnished apartment is more difficult, but it is generally 50–100 £ more affordable.
  • Complex and maintenance fee: Rent is higher in complexes with a pool, gym, and security. Be sure to ask whether the maintenance fee is included in the rent; if paid separately, it can significantly increase the monthly cost.
  • View and floor: A sea view and an upper floor increase the rent even within the same complex. West-facing upper floors also have higher electricity bills in summer.
  • Building age and air conditioning: New buildings offer an advantage in bills thanks to insulation and inverter air conditioning. Even if the rent is low in an older building, the total cost may be higher.
  • Season: In coastal areas, landlords prefer to allocate the summer months to short-term rentals. For long-term tenants, it is easier and more affordable to find a home between October and May.

Electricity costs should also be taken into account along with rent. In summer, the bill for a 2+1 using air conditioning can reach 8.000–10.000 TL; we calculated tariff tiers and sample bills in our article on the Kıb-Tek electricity tariff.

Sterling rent and TL salary balance

Rent paid in sterling becomes slightly heavier each month for tenants with TL income as the exchange rate rises. At an exchange rate of 1 £ ≈ 64 TL, a rent of 450 £ equals 28.800 TL; this is approximately 47 percent of the 61.677 TL net minimum wage announced for the second half of 2026. For a 750 £ 2+1 in Girne, the same ratio rises to 78 percent.

For someone with sterling or euro income, the picture works in reverse: the rent remains fixed, while bills and grocery expenses paid in TL become relatively cheaper. It is possible to find rent in TL, especially in apartments aimed at local tenants in Lefkoşa and Gazimağusa. However, due to high inflation, the increase rate in these contracts is kept high; some landlords also request a 6-month adjustment clause instead of an annual one.

One method that can be used in negotiation is to fix the rent in sterling and sign for 12 months with no annual increase. The landlord is protected against exchange-rate risk, and you know a fixed sterling amount for one year. You can follow the current sterling exchange rate on the TRNC Central Bank website.

How much total cash is needed when moving?

In a long-term rental, cash equivalent to 2–4 months of rent is usually required on moving day: deposit, first month or prepaid rent, and service fee if applicable. In the market, the deposit is mostly taken as 1 month’s rent, and around 2 months’ rent for furnished and high-value apartments. Some landlords may request 3–6 months’ prepaid rent, especially from tenants coming from abroad.

Example calculation: Let’s assume you rent a furnished 2+1 in İskele for 600 £ per month.

ItemScenario A (standard)Scenario B (if advance payment is requested)
Deposit1 month: 600 £2 months: 1.200 £
RentFirst month: 600 £3 months upfront: 1.800 £
Real estate agent service fee (if any)0–600 £0–600 £
Utility deposits, first shopping150–300 £150–300 £
Total1.350–2.100 £ (≈86.000–134.000 TL)3.150–3.900 £ (≈202.000–250.000 TL)

The real estate agent service fee and whose name the utility subscriptions will be under vary by region and office; request the amount in writing before signing. 6 steps when looking for a rental home

The most efficient way to look for a rental home in the TRNC is to first clarify the region and total monthly budget, then see the property in person together with its bills. We recommend the following order:

  1. Write down the total budget. Add maintenance fees, summer electricity, and transportation to the rent; do not look only at the rent figure.
  2. Choose the region according to work, school, and the airport. Rent is high in Girne, but the need for a car may be lower; in İskele and Esentepe, a car is essential.
  3. Start short-term. If you are new to the island, spending the first 1–2 months in a short-term rental and seeing the regions in person is cheaper than signing the wrong 12-month contract.
  4. Ask for past bills. Especially the previous August and January bills say a lot about the home’s insulation.
  5. Prepare an inventory list and photos. In a furnished home, record the condition of every item with dated photos.
  6. Make the contract written and signed. The currency, increase rate, maintenance fee, bills, and deposit return should all be written one by one.

Akol Global’s rental and property management team most often sees disputes over deposit returns and furniture inventory during tenant changes in the apartments it manages. A half-hour inventory check on moving day prevents most of the disputes that may arise at move-out from the start.

Rent or buy?

If you plan to stay on the island for at least 5 years, the difference between renting and buying should be calculated in numbers; in the short term, renting provides flexibility. A monthly rent of 600 £ means 7.200 £ per year. On the buying side, taxes and fees, maintenance fees, upkeep, and exchange-rate risk come into play.

Using the home yourself for part of the year and renting it out in the other months is also an option. In this case, the TRNC rental prices 2026 ranges above show the income side for you; we calculated gross and net yields with sample tables in our Cyprus rental yield calculation guide. Frequently asked questions

Which region has the cheapest rent in the TRNC?

As of October 2026, the most affordable rents are seen in Gazimağusa, central İskele, the Esentepe-Tatlısu line, and Karpaz; a range of 350–500 £ is possible for 1+1 apartments. However, the need for a car is high in these regions and some businesses close in winter. Evaluating rent together with transportation and electricity costs provides a more accurate comparison.

Why are rents set in sterling?

Because residential property sales have been priced in sterling for many years, rents have also become tied to it. The depreciation of the TL pushes landlords toward foreign currency; in 2025, it was reported in the news that rents increased by 50–100 percent within one year. Rent in TL can also be found, but increase clauses are strict. Make sure the payment currency is clearly written in the contract.

How much is the rental deposit in the TRNC?

In long-term rentals, the deposit is mostly around 1 month’s rent, and around 2 months’ rent for furnished and high-value apartments. Some landlords also request several months of prepaid rent. The conditions and timing for returning the deposit must be written in the contract. We could not identify a current legal upper limit for deposits; confirm with your lawyer.

Is it difficult to find a long-term rental home in summer?

Yes, in coastal areas. Between June and September, the number of long-term listings decreases and prices rise because some landlords prefer to rent the apartment short-term. Between October and May, there are both more options and greater room for negotiation. If possible, plan your move for autumn.

How much difference is there between furnished and unfurnished rent?

Since most rental homes on the island are offered furnished, unfurnished apartment options are limited. The difference varies depending on the apartment type and the quality of the furniture; it is generally discussed at around 50–100 £ per month. If you will stay for a long time and bring your own furniture, an unfurnished option may be more economical in the long run. Do not forget to add the inventory list to the contract in a furnished home.

Will rental prices continue to rise in 2027?

It is not possible to make a definite prediction. There is no reliable region-based rental index for 2026; the course of the TL and the supply of new housing will be decisive. In regions such as İskele and Long Beach where new projects are delivered, the increase in supply may balance prices. Making your contract with a fixed increase in sterling reduces uncertainty.
