Tatlısu Area Guide: Transport, Beaches, Prices

Short answer: Tatlısu is a quiet coastal village about 35–40 km east of Girne, set between the Beşparmak Mountains and the sea. It suits buyers looking for a holiday home away from the crowds or a peaceful retirement home; however, for hospitals, large supermarkets, and an active social life, you will need to drive to Girne or Gazimağusa.

This guide is written for readers who have added Tatlısu to their shortlist but have not found a clear answer to the question, “What is it really like to live there?” We cover the village’s location, beaches, travel times, what remains open in winter, the price ranges we see in listings, and a sample purchase cost step by step.

Where is Tatlısu and who is it suitable for?

Tatlısu is at the less-developed eastern end of the north coast, beginning after Esentepe, and is administratively a municipality within Gazimağusa district. On the map, it is located more than half an hour east of Girne, roughly halfway along the road to Karpaz.

The municipality was established in 1975; in the 2011 census, the village population was around 1.500. This small scale is both the village’s biggest advantage and its biggest limitation. In the village centre there is a grocery shop, coffeehouse, bakery, and a few restaurants; however, there is no multi-storey shopping mall, private hospital, or college.

In our observation, buyers who choose this village fall into three groups:

  • Holiday home seekers: Families who spend 2–4 months of the year on the island and keep the home closed for the rest of the year or rent it out seasonally.
  • Retirees seeking peace and quiet: Those escaping Girne traffic who do not mind going into the city once or twice a week.
  • Long-term investors: Those who want to take a position in one of the last not-yet-saturated parts of the north coast, at a lower price per square metre than Girne.

This is not the right address for someone expecting fast rental income, nightlife, or everything within walking distance. For these expectations, we recommend reviewing our comparison of where to buy a home in Northern Cyprus, where we compare areas side by side.

Transport: times to Girne, Ercan, and Gazimağusa

From Tatlısu, Girne centre can be reached in 40–45 minutes, and Ercan Airport in 45–55 minutes. These times apply in normal traffic and by private car; the kilometres stated in listings vary between 30 and 45 km depending on the measurement point.

DestinationApproximate timeNote
Girne centre40–45 minNorth coast road; the Esentepe–Çatalköy section may become busy in summer
Esentepe village centre15–20 minThe golf course and Esentepe public beach are on this route
Ercan Airport45–55 minVia the mountain pass; take care when travelling at night
Gazimağusa45–60 minOne of the cities you may visit often for hospitals and government offices
Larnaka Airport1–1,5 hoursRequires a border crossing; not practical for Turkish citizens

Because public transport is limited, a car is not a preference in this area, but a necessity. Even if you will use the home only in summer, include airport transfers and rental car costs in your budget for each visit. The healthiest approach is to check travel times with a map application before buying, at the time of day you will actually be travelling.

Beaches, nature, and daily life

The seaward side of the village differs from Girne’s rocky coastline, consisting of small sandy and pebble coves, and it is not crowded even in summer. Küçükerenköy beach, west of the village, is a few hundred metres from some projects.

For those who want a wider sandy beach, Esentepe public beach is about 7 km away, while Alagadi beach, known for its sea turtles, is about 18 km to the west. To the east, the Kaplıca coast and the mountain road up to Kantara Castle are among the nearby options for weekend trips.

The village’s historical texture is also interesting. Nearby Çiftlikdüzü is a Neolithic site thought to be one of the island’s oldest settlements; the Byzantine church in the Pergamon (Bergama) area was restored in 2009. These do not change daily life, but they show that the area is not a “newly built holiday complex”; it has an established village character.

Tatlısu in winter

Between November and March, the village becomes noticeably quieter. The local population remains, and the grocery shop and coffeehouse stay open; however, most holiday homes in the complexes close, and some seaside restaurants do not operate outside the season. If you plan to live there year-round, ask the management or residents directly how many apartments in the complex are occupied in winter.

Healthcare, shopping, and official matters

In Tatlısu, basic needs are met in the village; for hospitals, large supermarket shopping, and official procedures, people go to Girne or Gazimağusa. This is one of the most important decision criteria for retired buyers.

Most questions coming to the Akol Global after-sales team from this area are caused not by technical faults, but by distance: “For bill payments, residence appointments, and hospital check-ups, I have to set aside half a day every time.” For this reason, planning a weekly “city day” is a common habit among those living in the area.

Procedures such as residence permit applications, health checks, and electricity–water subscriptions are also largely carried out in the cities. For the current rules of the residence permit process, follow the resources of the TRNC Ministry of Interior.

Tatlısu home prices and property types

The housing stock in the village mainly consists of new projects; the number of resale listings is low, and prices spread across a wide range depending on the project’s distance to the sea and on-site facilities. The ranges below are asking prices we saw on property portals during the 2025–2026 period, not completed sales.

Property typeIndicative listing rangeObservation
1+1 (entry-level projects)~105.000–120.000 £Small complexes with pools, not within walking distance of the sea
Studio / 1+1 (resort close to the sea)~145.000–240.000 £On-site facilities such as a spa and indoor pool push prices upward
2+1 apartment or semi-detached houseListings starting from ~230.000 £There are examples exceeding 400.000 £ in seafront luxury units
VillaLimited dataShould be evaluated listing by listing

Some listings are given in euros or dollars instead of sterling, and the same apartment may appear at different prices on different sites. Be sure to ask in writing whether VAT and title deed transfer fees are included in the price. Indicative as of October 2026; confirm with current listings and an independent lawyer.

Akol Global’s project in this area is Dolce Mare Resort. A few kilometres further west, on the Esentepe slopes, is the Esentepe Exclusive project. We explained the difference between the two areas (golf, hillside views, proximity to Girne) separately in our Esentepe area guide.

Sample calculation: 1+1 purchase cost in Tatlısu

A Turkish citizen buying a new 1+1 for 120.000 £ in this area should add approximately 13.000–15.000 £ in purchase costs on top of the price. Assuming it is the first property and the normal fee tariff applies, the calculation is as follows:

ItemRate / amountFor 120.000 £
VAT (new home)Usually 5%6.000 £
Stamp duty0,5%600 £
Title deed transfer fee (Turkish citizen, 1st property, normal tariff)6%7.200 £
Lawyer’s fee~1.000–2.500 £ + VAT~1.500 £ (example)
Total~15.300 £ (~12,75% of the price)

With the Council of Ministers decision dated 7 October 2026, a temporary reduction was announced until 5 January 2027; according to news reports, during this period the fee is 4% for the first two properties of Turkish citizens. At this rate, the fee falls to 4.800 £, and the total cost to approximately 12.900 £. Since the application of the reduction depends on the date the fee is paid, confirm with your lawyer.

This table does not include electricity connection (approximately 1.200–2.500 £), water subscription, furniture, or the first year’s site maintenance fee. For details of the items, you can read our article on taxes and costs when buying a home in Northern Cyprus (TRNC).

Checklist before buying a home in Tatlısu

The key to making the right decision here is to see the area in both summer and winter and to test the distance against your own daily routine. We recommend proceeding in the following order:

  1. Visit the area at least once between November and February; check whether the village grocery shop, seaside restaurant, and the complex are open in winter.
  2. Make a real drive from the complex to Girne and Ercan in the morning; compare the “40 minutes” in the listing with your own travel time.
  3. If you have a rental target, collect actual rental listings of similar apartments in the village; remember that demand is not as deep as in Girne and Long Beach.
  4. Have the project’s construction permit, approved plan, and title deed type checked by an independent lawyer.
  5. Find out in writing who manages the complex year-round and whether security and maintenance services are provided in winter.
  6. If you are a foreign buyer, add to your calendar the obligation to register the contract at the land registry within 1 month and apply for Council of Ministers permission.

Frequently asked questions

Is Tatlısu part of Girne or Gazimağusa?

Tatlısu is geographically on the north coast, east of Esentepe; however, administratively it is a municipality under Gazimağusa district. Therefore, while some official procedures are carried out in Gazimağusa, many residents prefer Girne for shopping and social life. Learning from your lawyer which office handles which procedure will save time.

How long does it take to get from Tatlısu to Ercan Airport?

In normal traffic, it takes about 45–55 minutes by car. This time may vary depending on the location of the complex within the village and the route you use. For those who do not prefer the mountain road on flights arriving at night, the journey may take a little longer. Before buying, we recommend checking the route with a map application at a time close to your own flight time.

Can you live in Tatlısu in winter?

Yes, but you need to like quiet. The village population is there year-round and basic shops remain open; however, most holiday homes in the complexes close, and some seaside businesses do not operate out of season. You will need to go to Girne or Gazimağusa for hospitals and major shopping. Before making a decision, be sure to see the area during the winter months.

Is Tatlısu suitable for rental investment?

It may be considered for long-term value expectations and summer season rentals, but short-term rental demand is not as strong as in Girne and Long Beach. Occupancy remains low in the winter months. We recommend calculating returns not with the figures given by the seller, but with actual rental listings of similar apartments in the area and a realistic occupancy rate.

How much are home prices in Tatlısu?

As of October 2026, on listing portals, entry-level 1+1s appear to be around 105.000–120.000 £, while studios and 1+1s in resort projects close to the sea are in the 145.000–240.000 £ range. Listings for 2+1s and semi-detached houses start at around 230.000 £. These are asking prices; confirm with current listings and an independent lawyer.

What is the difference between Tatlısu and Esentepe?

Esentepe is closer to Girne, stands out with its golf course and hillside views, and has a larger foreign resident population. Tatlısu is further east, less developed, and a quieter village; there are more projects along the seafront. While life in Esentepe is more connected to Girne, in Tatlısu you travel longer distances for daily needs.
