Where to Buy in Northern Cyprus? 9 Areas Compared
Short answer: There is no single right answer to the question of where to buy a home in Northern Cyprus; the answer depends on your purpose. Girne/Kyrenia and its surroundings stand out for year-round living and an established social environment, İskele–Long Beach and Bafra for rental-focused purchases and more accessible budgets, Gazimağusa/Famagusta for student rentals, and Karpaz and Lefke–Güzelyurt for tranquillity and nature.
This article has been prepared for readers who are considering buying a home for the first time in Northern Cyprus (TRNC) and are unsure about “which area suits me?” We compare nine areas side by side in terms of distance to the airport, beaches, universities, infrastructure, typical buyer profile, and indicative price ranges; we also clearly set out the pros and cons of each area.
Which criteria matter when choosing an area?
Four factors are decisive when choosing an area: why you are buying the property, how many months of the year you will spend on the island, how dependent you are on the airport, and the total budget including purchase costs. Looking at listings before clarifying these four points often results in buying the right apartment in the wrong area.
The sentence Akol Global’s after-sales team hears most often is: “I saw it in summer, loved it, then came in winter and found a completely different place.” Most coastal areas are seasonal. It is normal for a site that is full in July to operate at 20 percent occupancy in January. If you will use the home year-round, make sure you also see the area between November and February.
- Purpose of use: Is it for your own use, long-term rental, short-term (holiday) rental, or to settle in during retirement?
- Transport: Travel time to Ercan Airport is directly related to how often you will fly each month. For frequent travellers, the difference between 45 minutes and 1.5 hours is significant.
- Daily needs: Distance to a state hospital, large supermarket, school, and government offices; especially important for retirees and families with children.
- Title deed type: In the same area, properties with Turkish title deed (koçan), equivalent title deed, and allocation title deed can be found side by side. Part of the price difference comes from this.
Where to buy a home in Northern Cyprus: quick comparison
The table below summarises the areas in terms of transport, sea, and buyer profile to help you make an initial shortlist when asking where to buy a home in Northern Cyprus. Times are approximate driving times in normal traffic; kilometres given in listings vary from source to source depending on the measurement point, so check with a map application for the exact route.

A separate table is needed for prices, because listing prices vary greatly depending on the currency (sterling, euro, dollar), title deed type, and whether the property is in a new project or resale. The ranges below have been compiled from asking prices we saw on different listing portals and real estate agency guides during the 2025–2026 period; they are not actual sale prices.
| Area | Studio / 1+1 | 2+1 | Villa | Data confidence |
|---|---|---|---|---|
| Girne/Kyrenia (centre, Alsancak, Çatalköy) | ~110,000–200,000 £ | ~130,000–260,000 £ | ~350,000–750,000 £, much higher in the luxury segment | Medium |
| Tatlısu (new projects) | ~145,000–240,000 £ | Listings starting from ~285,000 £ | Limited data | Low |
| İskele / Long Beach | ~85,000–150,000 £ | Limited and scattered data | Limited data | Medium |
| Bafra | ~95,000–160,000 £ | Limited data | Limited data | Low |
| Gazimağusa/Famagusta | ~55,000–75,000 £ | ~85,000–110,000 £ | ~190,000–300,000 £ and above | Medium-low |
| Lefke / Gaziveren | ~85,000–100,000 £ (from euro listings) | Listings starting from ~115,000 £ | Limited data | Low |
We cannot provide a consistent sterling range for Esentepe, Yeniboğaziçi, and Karpaz; the number of listings is low, and differences in project and title deed type are very large. In these areas, it is healthier to make the current comparison through specific listings. Indicative as of October 2026; before purchasing, verify with current listings and an independent valuation or lawyer’s opinion. For official statistics, data from the TRNC Statistical Institute can be reviewed, but let us note that a region-based residential price index is not published.
Girne/Kyrenia, Esentepe and Tatlısu: the northern coastline
The northern coastline is the island’s most established and most expensive region; the narrow strip between the mountains and the sea brings both views and land scarcity. As you move east from Girne/Kyrenia, prices and density decrease, while tranquillity increases.
Girne/Kyrenia and surroundings
Girne/Kyrenia stands out as the only coastal city that remains lively year-round. Restaurants, private hospitals, colleges, and government offices are close by; Lefkoşa/Nicosia is half an hour away by motorway. Institutions such as Girne American University and the University of Kyrenia also support rental demand. A large share of listings over one million pounds are concentrated along the Girne/Kyrenia, Çatalköy, Alsancak, Lapta, and Esentepe line.
Pros: A social environment that is active in winter as well, a strong resale market, and an established foreign community. Cons: High price per square metre, traffic and parking problems in the centre, and many beaches are rocky or operate as paid beach clubs.
Esentepe
Esentepe is located approximately 25 minutes east of Girne/Kyrenia, at the foothills of the Beşparmak Mountains. The 18-hole golf course, proximity to Alagadi beach, known for its sea turtles, and spacious plots with panoramic views have made the area especially popular among British and Northern European residents. Akol Global’s project in the area, Esentepe Exclusive, is also located along this line.
The point to watch in Esentepe is full dependence on a car for daily needs in hillside projects far from the village centre. Sloping roads can be a problem for older buyers in winter.
Tatlısu
Tatlısu is a quieter and less developed coastal village east of Esentepe. New project prices in listings are higher than Long Beach; this is largely due to on-site facilities (pool, spa) and seafront locations. Dolce Mare Resort is Akol’s project in this area. Tatlısu suits buyers who want to escape the crowds but still reach Girne/Kyrenia within an hour; however, short-term rental demand is not as deep as in Girne/Kyrenia and Long Beach.
İskele, Long Beach and Bafra: the eastern coast
The eastern coast has become the fastest-growing residential area in the TRNC over the last decade, and it is the first address for buyers seeking sandy beaches. The İskele coastline is approximately 25 km long; around 3 km of it is the shallow, sandy beach known as Long Beach.
İskele – Long Beach
The housing stock in Long Beach consists mainly of studios and 1+1 apartments and is filled with large resort-style complexes. The entry budget is significantly lower than Girne/Kyrenia; this is also why rental investors prefer the area. It is 40–45 minutes to Ercan and 20–25 minutes to Gazimağusa/Famagusta. We have covered the area in full detail separately in our İskele Long Beach guide.
Pros: Sandy beach, affordable entry price, many instalment-based project options. Cons: Long-term construction density (dust, noise), complexes that become quieter in winter, and competition in rentals because there are many apartments of the same type.
Bafra
Bafra is a tourism area with large hotels, approximately 15 minutes northeast of Long Beach. On the residential side, it mainly consists of resort projects around the hotels. The infrastructure of the hotel area is an advantage for holiday rentals; however, for daily shopping and healthcare, it is necessary to go to İskele or Gazimağusa/Famagusta. Some agencies listing properties in Bafra specify older title deed types (such as pre-1974 title deed (koçan)); checking the title deed type is especially important here.
Gazimağusa/Famagusta and Yeniboğaziçi (Salamis)
Gazimağusa/Famagusta is a budget-friendly city where rental demand is largely based on the university; Yeniboğaziçi, to the north of the city, is a quieter alternative where villas and family homes are concentrated.
Gazimağusa/Famagusta centre
Eastern Mediterranean University (EMU) is the city’s economic backbone. 1+1 and 2+1 apartments aimed at students find consistent rental demand with a low entry price. In one real estate agency’s guide, 1+1 apartments appear in the 55,000–75,000 £ range, and 3+1 apartments in the 120,000–160,000 £ range. Since these figures are undated and promotional, they should only be considered directional indicators.
Note: Student rentals depend on the academic calendar. Vacancies in summer, tenant turnover, and wear and tear on furniture are high. These must be deducted when calculating rental yield; we explained how to calculate this in our Cyprus rental yield calculation article.
Yeniboğaziçi and the Salamis road
According to listing information, Yeniboğaziçi is 6–8.5 km from EMU, approximately 10 km from Gazimağusa/Famagusta centre, and 3–5 km from the Ancient City of Salamis. For families looking for garden villas and semi-detached villas, it offers more of a “neighbourhood” feel than Long Beach. Akol Global’s completed The Premier Villas and Salamis Park Villas projects, as well as Twins Salamis and Salamis Holiday Homes Resort, are located along this line. You can view their locations on the Akol Global projects map.
Karpaz, Lefke and Güzelyurt: quiet alternatives
The Karpaz and Lefke–Güzelyurt line, often left until last when considering where to buy a home in Northern Cyprus, is suitable for those who want to live away from the crowds; in return, you compromise on transport, services, and resale liquidity.
Karpaz Peninsula
Dipkarpaz and its surroundings are home to some of the island’s most untouched sandy beaches, such as Altınkum (Golden Beach). It is approximately 95 km from Ercan, more than 1.5 hours by car; from Gazimağusa/Famagusta to Altınkum is approximately two hours. Akol’s projects in the area are Karpaz Peninsula Villas and Akol Marine at the entrance to the peninsula. Karpaz makes sense not for short-term rental, but for personal use and long-term holding. Access to healthcare is a serious criterion; older buyers should factor this in from the outset.
Lefke and Güzelyurt
Lefke is a green town known for its citrus groves, approximately 60 km and one hour from Lefkoşa/Nicosia. European University of Lefke and the nearby METU Northern Cyprus Campus create student rental demand. In listings, apartments of around 40 m² start at around 100,000 €; in Gaziveren, resale 2+1 apartments are in the 130,000 € range. The downside: distance to Ercan and weak tourist short-term rental demand.
Choosing an area by budget: sample calculation
The question of where to buy a home in Northern Cyprus is often answered by the budget. If you have 150,000 £, this amount may correspond to a family apartment in Gazimağusa/Famagusta, a 1+1 in Long Beach, or a small apartment in Girne/Kyrenia. However, most buyers forget purchase costs in their first calculation.
Purchase costs (VAT, title deed transfer fee, stamp duty, lawyer’s fee) vary depending on the title deed type, whether it is a first purchase, and whether it is new or resale; in practice, they are roughly discussed in the range of 10–13 percent of the price. You can find the itemised breakdown in our article on taxes and costs when buying a home in the TRNC. Since rates may change, confirm with your lawyer and the Land Registry and Cadastre Office before the transaction.
With a total budget of 150,000 £, if you set aside 12 percent for costs, the usable amount for the property is approximately 134,000 £ (150,000 ÷ 1.12). With this amount:
- Gazimağusa/Famagusta: According to listing guides, it may be possible to enter the range for a 3+1 apartment; the target would be long-term student or family rental.
- İskele – Long Beach: A 1+1 in a resort complex; a mix of short-term rental and personal use.
- Girne/Kyrenia: A studio or small 1+1 away from the centre; with the advantage of value preservation and year-round rentability.
Whichever area you choose, our approach is the same. Proceeding in the following order bases the area decision on data rather than emotion:
- Write down the purpose of use: personal use, long-term rental, or holiday rental. Only one of these should be the “main” purpose.
- Set aside 10–13 percent of the total budget for purchase costs, and also reserve a one-year service charge and furnishing budget.
- Select a maximum of two areas from the table and view at least three listings in each area on site on the same day.
- Visit the area in winter as well; check whether the supermarket, restaurant, and complex are open in January.
- Have an independent lawyer check the title deed type and zoning status of the property you choose.
- If you have a rental target, collect real rental listings for similar apartments in the area (not the seller’s promised figures) and calculate the net yield.
Frequently asked questions
Which area is the most sensible for investment in Northern Cyprus?
There is no single right answer. If the target is short-term holiday rental, İskele–Long Beach and Bafra, with sandy beaches and resort complexes, stand out. For year-round rental and value preservation, Girne/Kyrenia is more balanced. If you want a steady student tenant with a low entry budget, Gazimağusa/Famagusta can be considered. In every case, rely not on the yield figure given by the seller, but on real rental listings for similar apartments.
Is Girne/Kyrenia or İskele better?
It depends on the purpose. Girne/Kyrenia is lively year-round and close to services and Lefkoşa/Nicosia, but its price per square metre is higher and its beaches are mostly rocky. İskele–Long Beach offers sandy beaches and a lower entry budget; on the other hand, it becomes quieter in winter and construction density continues. Retirees who want to settle generally prefer Girne/Kyrenia, while rental investors prefer İskele.
Which residential areas are closest to Ercan Airport?
The Lefkoşa/Nicosia area is the closest region to the airport. Among coastal areas, Esentepe, Girne/Kyrenia, İskele–Long Beach, and Yeniboğaziçi are approximately 40–45 minutes away. Bafra and Tatlısu are slightly farther, Lefke is approximately 1 hour 15 minutes, and Karpaz is over 1.5 hours away. Times vary depending on traffic and the location of the complex; check with a map application for the exact route.
Are there differences in title deed types between areas?
Yes, there are. In the same area, properties with Turkish title deed (koçan), equivalent title deed (koçan), and allocation title deed can be found side by side, and part of the price difference comes from this. Regardless of the area, you should have an independent lawyer check the title deed type, mortgage or encumbrance status, and zoning permission for every property. Official information must be confirmed with the Land Registry and Cadastre Office.
Which area is more suitable for living in winter?
The areas that remain lively in winter are Girne/Kyrenia and its surroundings, Lefkoşa/Nicosia, and Gazimağusa/Famagusta; in these cities, supermarkets, restaurants, hospitals, and government offices operate year-round. Many complexes in Long Beach, Bafra, Tatlısu, and Karpaz become noticeably quieter during the winter months. If you are considering year-round living, make sure you visit the area between November and February.
How up to date are the prices in this article?
The ranges were compiled from asking prices we saw on listing portals and real estate agency guides during the 2025–2026 period; they are not actual sale prices. Currency, title deed type, floor, view, and project stage can significantly change the price. Before making a decision, we recommend confirming with current listings, an independent valuation, and your lawyer.
