Iskele or Esentepe? Which Area Suits You?

Short answer: If you want a sandy beach, flat terrain, facilities inside the complex and Famagusta as your nearest city, Iskele suits you better. If you want hillside views, golf, small coves and Kyrenia as your nearest city, Esentepe is the better fit. Both areas are 40–50 minutes from Ercan Airport, both need a car, and the complexes go quiet in winter. The real difference is which city and which view your daily life will be tied to.

This article is for readers who have narrowed their list to two areas and are trying to make the final decision. We have projects in both areas, so we are not saying which is "better", only which suits which kind of use. For more detail on each area, see our guides to living in Iskele Long Beach and buying a home in Esentepe. To see them alongside the other coastal areas, read our comparison of where to buy a home in Northern Cyprus.

What is the main difference between Iskele and Esentepe?

The difference starts with geography. Iskele is on the island's east coast, on a flat stretch of shore facing Famagusta Bay, and the Long Beach sands are part of that shoreline. The official tourism site Visit North Cyprus places Long Beach about 15 km north of Famagusta. Esentepe is on the north coast, on the narrow strip where the Besparmak (Kyrenia) Mountains meet the sea, about 20–25 km east of Kyrenia.

This geography shapes almost every part of daily life. In Iskele you take your morning walk along the coast road on level ground; in Esentepe you walk on mountain roads and slopes. In Iskele the sea is a long, shallow beach; in Esentepe it is small coves, rocky stretches and Alagadi, where turtles nest. Both areas reach hospitals, major shopping and government offices in a similar time, but they connect to different cities: Iskele to Famagusta, Esentepe to Kyrenia.

Decision matrix: how do the two areas differ, criterion by criterion?

Read the table below and mark your own priorities. The times are approximate drives in normal traffic; a hillside house and a complex on the coast can differ by a few minutes.

The rows do not carry the same weight for everyone. For a family with small children the "coast" row may decide it; for a couple approaching their seventies, the "terrain" row. Pick the two rows that influence your decision most and give the others less weight. It also helps to make this choice separately with your partner, or whoever will be living with you, and then compare. In most families the disagreement is not about the area but about which of those two rows matters most.

Where do you feel the difference in an ordinary week?

A table is one thing on paper; daily routine is another. Talking to people who live in both areas, we find an ordinary week differs in these ways:

  • Supermarket: at Long Beach it is within walking distance in most complexes or on the coast road. In Esentepe you drive to the small shops in the village centre or to the large supermarkets in Kyrenia.
  • Hospital check-ups: from Iskele to Famagusta, from Esentepe to Kyrenia. Both are close to half an hour; on summer evenings traffic at the Catalkoy crossing can lengthen the Kyrenia journey.
  • Official business: in Iskele, municipality matters are handled in the town centre, and for more extensive procedures you usually go to Famagusta. Esentepe belongs to the Kyrenia district, so the route there is Kyrenia.
  • Weekends: from Iskele, the fish restaurants in Boğaz, Salamis, Kantara Castle and the Karpaz Peninsula are close. From Esentepe, you have Kyrenia harbour, walking routes in the Besparmak Mountains and the coves of Tatlısu to the east.

Fill in this list with your own week. Seeing which row has you driving more often usually sharpens your preferences in the matrix as well.

Which suits you better, depending on how you will use the home?

Holiday home

If you will be swimming with small children, the shallow sands of Long Beach are a big convenience. A pool and café inside the complex mean summer days without getting in the car. In Esentepe, sea days depend on the coves and Alagadi; if you want a summer away from the crowds and hillside views in the cool of the evening, Esentepe comes out ahead.

Year-round living and retirement

The distance to a hospital is similar in both areas, 20–25 minutes. The difference is in the ground underfoot, which you notice more as you age: the flat coast road at Long Beach makes walking easier, while Esentepe's hillside roads can be hard going, especially in winter rain. The winter community is different too. Esentepe has a long-established British and Northern European community; those who stay at Long Beach in winter are mostly retirees and long-term tenants. We describe Long Beach in winter in detail in living at Long Beach in the winter months.

Remote working

Both areas offer a quiet place to work. If you will go to Nicosia often, Esentepe's mountain road is short; if you have ties to Famagusta and the university area, Iskele is practical. In either case, ask about the internet infrastructure of the complex you are looking at, and whether the generator covers the apartments during a power cut.

Families with school-age children

Because the private schools (colleges) are concentrated in Kyrenia, the school run from Esentepe is 20–30 minutes. In Iskele, school options are in Iskele and Famagusta. Whichever you choose, find out in advance whether the school bus stops at your complex; we cover the school system in living with children in Northern Cyprus.

If you plan to rent it out later

We do not give yield figures; we suggest a method. At Long Beach, short-term demand is strong in the summer months, but with so many apartments of the same type, competition is high too. In Esentepe, demand is spread across summer and the golf season, but it is shallower. In both areas, base your calculation on real rental listings for similar apartments, the winter gap and the maintenance charge, not on the figure the seller gives you. We show how to build the calculation step by step in how many years a home in Cyprus takes to pay for itself.

Which of our projects are in the two areas?

In Iskele, our projects Seafront Resort and, at Long Beach, Dolce Vita Resort are under construction. In Esentepe we are developing Esentepe Exclusive, which is also under construction. Our advice is to choose the area before you choose the project. It is easier to find the right apartment in the right area than a good apartment in the wrong one.

We compare the difference in risk and timeline between buying off-plan and buying a completed home in off-plan, completed or resale. In Iskele we also have our Pure İskele Villas project.

How can you test both areas in the same week?

Do not squeeze both areas into one day; the roads are long and the impressions blur together. Giving each area a day and applying the same tests keeps the comparison fair:

  1. On the morning of day one, walk along the coast road at Long Beach and shop at the complex's supermarket and pharmacy.
  2. In the afternoon, drive to Famagusta, to the hospital and the town centre; note the time.
  3. In the evening, return to the complex you are looking at; count the open businesses and the lit windows.
  4. On the morning of day two, drive from the house you are looking at in Esentepe to the village centre and to Kyrenia; try the slope and bends of the road yourself.
  5. At midday, stop at Alagadi and the area around the golf course; measure the real distance to the sea and the course.
  6. In the evening, repeat the same light and business count in Esentepe.
  7. Compare your notes with the decision matrix. If the trip was in summer, look at both areas once more between November and February before you decide.

Frequently asked questions

Is Iskele or Esentepe quieter?

In the summer months Esentepe is generally quieter; the large complexes and beach at Long Beach get crowded in summer, and construction around them continues. In winter, the complexes in both areas go noticeably quiet. If quiet is your priority, ask about summer and winter occupancy of the complex you are looking at separately.

Which is closer to Ercan Airport?

The difference is small. Ercan is about 40–45 minutes from Iskele and Long Beach, and 40–50 minutes from Esentepe. Esentepe's 35–45 minute link to Nicosia over the mountain road is also an advantage for those who will go to Nicosia often.

Is Iskele or Esentepe better for a retired couple?

In both areas the nearest general hospital is 20–25 minutes away. If walking on level ground and facilities inside the complex matter to you, Iskele comes out ahead; if nature, golf and an established foreign community matter, Esentepe does. With hillside homes, judge the slope of the road with an eye to a time when you may no longer be able to drive.

Which is better for a family with children?

The shallow beach at Long Beach is comfortable for swimming with small children. For schools, the concentration of colleges in Kyrenia may make Esentepe more practical for school-age children. Whichever area you choose, find out the school bus route and journey time in advance.

Which area is livelier in winter?

In both areas the complexes go quiet in winter. In Esentepe the village centre and the area around the golf course stay active all winter; at Long Beach the supermarket, pharmacy, some cafés and the complexes' gyms stay open. Because winter life varies a great deal from complex to complex, seeing the area in the winter months is the most reliable method.
