Which Aspect Suits You? Home Aspect and Sun in Cyprus

Short answer: When choosing a home in Cyprus, south-facing living areas are generally the most balanced option because they receive sun in winter and can be shaded easily in summer; a west-facing aspect is the direction that heats up the most because it receives low-angle sun during the hottest hours of the day in summer. A north-facing aspect stays cool but sees less sun in winter, while an east-facing aspect receives morning sun. On the coast, this should be considered together with the sea view: on the north coast the view faces north, and on the east coast it faces east.

This article has been prepared for those looking at apartments or villas in Northern Cyprus and seeking an answer to the question “which aspect is better?” based on climate and the movement of the sun. We explain the summer and winter behaviour of each aspect, the balance between sea views and sun direction, how to read orientation on a floor plan, and the role of shading. How does the sun move throughout the year in Cyprus?

Cyprus is located at approximately 35° north latitude; at this position, the sun passes almost overhead at midday in summer and noticeably lower in winter. At the summer solstice, the midday sun is approximately 78° above the horizon, and at the winter solstice approximately 31°. This simple geometry explains why aspect selection matters.

  • In summer the sun rises in the north-east, stands very high in the south at midday, and sets in the north-west. The high midday sun can be blocked easily on the south-facing elevation with a short eave or balcony; the low morning and evening sun, however, strikes east- and west-facing elevations almost directly.
  • In winter the sun rises in the south-east, stands low in the south at midday, and sets in the south-west. The low winter sun enters through windows on the south-facing elevation deep into the room and becomes a natural heat source.

This is combined with a high duration of sunshine: according to the World Meteorological Organization’s 1991–2020 normals, approximately 3.300 hours of sunshine are recorded annually in Lefkoşa (Nicosia). In July and August, daytime temperatures are around 33 °C in Girne (Kyrenia) and around 37 °C in Lefkoşa (Nicosia). You can find a detailed climate table in our article Cyprus climate and seasons.

What does each aspect provide?

Each aspect has strengths and weaknesses; the right choice depends on which season and what time of day you use the home. The table below is a general comparison based on the solar geometry of Cyprus.

AspectIn summerIn winterSuitable for whom?
SouthMidday sun is high; easily shaded with a balcony or eaveLow sun enters, the room warms up and becomes brightThose living year-round, those spending winter on the island
WestLow-angle sun during the hottest hours in the afternoon; the direction that heats up the mostAfternoon sun provides pleasant warmthThose wanting a sunset view, those who spend little time at home in summer evenings
EastMorning sun; remains shaded in the afternoonMorning light, cool for the rest of the dayEarly risers, bedrooms
NorthLittle direct sun; the coolest directionDoes not receive sun; heating and humidity control become more importantSummer use only, study, those sensitive to heat

In practice, the most noticeable aspect is west. On summer afternoons, the sun is both low and present during the hottest hours of the day; an unprotected west-facing living room with large glazing significantly increases the air-conditioning load. The fact that a north-facing aspect does not see sun in winter may increase the risk of condensation and mould in closed and unheated homes; we explained this topic in our article damp and mould at home in Cyprus.

How can sea views and sun direction be balanced?

In Northern Cyprus, sea views and sun direction match differently by region: on the north coast, such as Girne (Kyrenia), Esentepe and Tatlısu, the sea lies to the north; on the east coast, such as İskele, Long Beach, Gazimağusa (Famagusta) and Yeniboğaziçi, the sea is to the east. This geography changes the answer to the question “view or sun?”.

  • North coast: The sea-view aspect is also the cool aspect; it is comfortable in summer, while in winter the sun is taken from the rear elevation. Plans with the living room facing the sea and a bedroom or kitchen facing south establish this balance. Dolce Mare Resort (Tatlısu) and Esentepe Exclusive (Esentepe) are on this coast.
  • East coast: The sea-view aspect receives morning sun and remains shaded in the afternoon; it is suitable for sitting on the balcony on summer evenings. Dolce Vita Resort and Seafront Resort (İskele), together with Salamis Holiday Homes Resort (Yeniboğaziçi), are on this coast.

The choice between view and sun is personal. Our recommendation is to view both the view-facing elevation and the sun-facing rooms of the apartment you are interested in together on the floor plan, and if you are visiting on site, to see the home at two different times of day. The decision between the view and proximity to the sea is a separate topic; floor and block selection affect the view at least as much as aspect does.

How is aspect read on a floor plan?

The first step in reading aspect on a floor plan is to find the north arrow; most plans have a small arrow or “N” mark in the corner. If there is no arrow, ask for the site plan; the position and orientation of the blocks can be seen there.

  1. Find the north arrow and rotate the plan accordingly.
  2. Identify the direction of the living room and balcony; this is the area used for the longest part of the day.
  3. Look at the direction of the bedrooms; east- and north-facing bedrooms stay cooler in summer.
  4. Check whether there are opposing windows; apartments opening to two elevations provide cross-ventilation.
  5. Look for shading elements: balcony depth, eaves, the projection of the upper floor, or a neighbouring block.

We explained how to read floor plan dimensions and areas in our article reading a floor plan and gross/net square metres.

How does shading reduce the disadvantage of an aspect?

Correct shading balances a significant part of the heat gain caused by the direction of the aspect: horizontal elements in the south (balcony, eave), and vertical elements or adjustable shutters in the east and west, are more effective. The reason is the angle of the sun; a horizontal projection blocks the high midday sun, while only a vertical or movable element can stop the low morning and evening sun.

AspectEffective shadingLess effective
SouthDeep balcony, eave, pergolaInterior curtain only
WestExternal shutter, vertical brise-soleil, treeShallow balcony
EastExternal shutter, awningEave
NorthGenerally not required—

The glazing itself is also a shading tool: solar-control double glazing reduces the transfer of solar heat inside. We detailed glazing and frame selection in our article PVC or aluminium?. An interior curtain is less effective than external shading because it stops the heat after it has passed through the glass. As adding shutters or awnings to the exterior of apartment buildings may require the approval of the condominium owners, it is easier to ask whether such elements are included in the project before purchasing.

How does aspect affect air conditioning and the bill?

Aspect directly affects the cooling requirement of a room; of two rooms of the same size, the west-facing one may require a more powerful air conditioner than the north-facing one. When air-conditioning capacity is calculated, the aspect and glass area are taken into account alongside the room size; we showed this with examples in our article air-conditioning BTU calculation.

The impact on the bill grows with Kıb-Tek (the electricity authority)’s tiered tariff: since 1 June 2026, the first 250 kWh has been priced at 5,8614 TL, and 251–500 kWh at 12,092 TL/kWh. Part of the air-conditioning load that pushes summer consumption above this threshold can be reduced with the correct aspect and shading. You can find the full tariff in our article Kıb-Tek electricity tariff 2026; confirm current unit prices with Kıb-Tek.

Frequently asked questions

Which aspect is better in Cyprus?

There is no single correct aspect for everyone. If you will live year-round, south-facing living areas are generally a balanced choice because they provide sun in winter and easy shading in summer. If you will use the property only in the summer months, north- and east-facing aspects remain cooler. A west-facing aspect is comfortable in summer only if it is well shaded.

Should you buy a west-facing apartment?

Yes, but its shading and glazing matter. External shutters, vertical brise-soleil, deep balconies and solar-control glazing significantly reduce the summer load of a west-facing aspect. In a west-facing living room, take into account that more air conditioning will be needed in the afternoon and that the sunset view is the trade-off.

Does a north-facing home become cold and damp in winter?

Because a north-facing aspect does not receive direct sun in winter, it stays cooler than other aspects. In closed and unheated homes, this may increase the risk of condensation and mould. Good insulation, regular ventilation and not leaving the home completely closed during the winter months reduce this risk.

Which is more important, a sea view or the sun?

This is a personal preference and varies by region. On the north coast, the sea-view aspect is also the cool aspect; on the east coast, it receives morning sun. Our recommendation is to view the view-facing elevation together with the sun-facing rooms on the floor plan, and to visit the home at different times of day.

Does a south-facing aspect not become too hot in summer?

Because the summer midday sun is very high in Cyprus, a south-facing aspect can be shaded easily with a balcony or eave. The main summer heat comes from the west-facing aspect, which is struck by the low-angle afternoon sun. A south-facing aspect with large glazing and no shading will, of course, heat up; for this reason, also look at balcony depth.
