Cyprus Airbnb Guide: Short-Term Rental Rules
Short answer: Airbnb rentals in Cyprus, in other words renting out your apartment on platforms on a daily or weekly basis, are possible; however, every stay must be recorded, the income must be declared to the tax office, and the rules of the site management must be followed. In short-term rentals in Northern Cyprus, the real difference is created not by the listing but by the operation: the seasonal plan, cleaning system, pricing and guest communication determine occupancy.
This Cyprus Airbnb guide has been prepared for homeowners considering renting out an apartment in the TRNC on Airbnb, Booking.com or similar platforms on a daily or weekly basis. We covered the details of return calculations in our main article; here, we focus on the rules, platforms and operational side of the business: what to check before starting, how to set up the first season, and at what point it makes sense to hand the operation over to a management company.
Is Airbnb rental in Cyprus legal?
Yes, there is no general rule stating that it is prohibited to rent out your residence short-term in Northern Cyprus; the main obligation in short-term rentals is on the tax side. Rental income is declared to the Revenue and Tax Office, records are kept for every rental, and tax is paid.
On the tourism side, regulation is still developing. In July 2024, the TRNC Minister of Tourism announced that a law was being prepared requiring property owners who rent short-term on sites such as Airbnb to register with the state; you can read this announcement in the Cyprus Mail article. As of October 2026, confirm with the Ministry of Tourism or a TRNC lawyer whether this registration system is in force, the application requirements and possible sanctions.
Do not confuse Northern Cyprus (TRNC) with the “residence for tourism purposes” permit system that started in Turkey in 2024. The neighbour consent and e-Government document in Turkey do not apply in the TRNC; the TRNC has its own separate rules and they are highly likely to change.
3 permissions to check before you start
Before opening a Cyprus Airbnb listing, you need to clarify three things: the legal status of the property, the site rules and your tax registration. If one of these three is missing, your first season will be problematic.
- Property status: Renting may be possible in an apartment where the title deed transfer has not been completed, or even where Council of Ministers permission is still pending; however, when registering the rental agreement with the tax office, a title deed or stamped sales contract is required. Check whether your sales contract contains any clause restricting rental.
- Site management rules: In sites with pools and security, additional dues, guest registration, wristbands or pool-use restrictions may apply for daily rentals. Some managements limit short-term rentals to certain blocks. Request the management plan and the latest general assembly decisions in writing.
- Tax registration: Open your registration for rental income with the Revenue and Tax Office. In short-term rentals, income is reported through the V.D. 91 rental income declaration and a reservation form is completed for every stay. We explained the details in our article on TRNC rental income tax.
One of the questions Akol Global’s after-sales team receives most often after handover is, “Are daily rentals allowed in the site?” The answer varies from project to project; therefore, it is best to ask this question before purchasing and before signing the sales contract.
Which platform: Airbnb, Booking.com or direct?
In short-term rentals in the TRNC, the most balanced model is to use Airbnb and Booking.com together rather than depending on a single platform, and to direct returning guests to direct bookings. Each channel has a different guest profile and cost.
| Channel | Typical commission (host side) | Strength | Point to watch |
|---|---|---|---|
| Airbnb | Approximately between 3% and 15.5%, depending on the fee model | Long stays, families, guests from Europe | Cancellation policy and guest reviews determine ranking |
| Booking.com | Varies by contract; generally around 15% | Short-break holidaymakers from Turkey, last-minute bookings | Risk of calendar conflicts due to instant booking |
| Local agencies | Commission or fixed fee, open to negotiation | Package tour and group demand | Payment schedule and responsibility should be in writing |
| Direct (returning guest) | None | Highest net income | Payment security, contract and tax registration are your responsibility |
Commission rates vary according to the current terms of the platforms; as of October 2026, check the rate in your own account. Also clarify, before opening a listing, to which country’s bank account platform payments can be transferred; some homeowners in the TRNC receive payments into their accounts in Turkey or the UK, and this also affects their own tax obligations.
If you use more than one platform, synchronize the calendars. Taking two reservations for the same night means both a cancellation penalty and a loss of rating.
Step-by-step setup for the first season
Preparation for short-term rental generally takes 4–8 weeks after the apartment is handed over; during this period the home is furnished, the listing is prepared and the operations team is set up. If the season starts in June, begin preparations by April at the latest.
- Prepare the furnishing list: Hotel-standard bed and bed linen, at least two sets of towels, kitchenware, air-conditioning maintenance, hair dryer, iron and fast internet. A short-term guest expects a more complete home than a long-term tenant.
- Resolve key handover: A smart lock or coded key box is almost essential for an owner managing remotely. Learn the guest registration process of the site security and include it in the listing description.
- Arrange the cleaning team: Set up a system with at least two people as backup who can clean on the same day on check-in/check-out days. Decide whether laundry will be handled by a laundry service or washed at home.
- Have professional photos taken: 20–25 shots in daylight showing the sea or pool view are sufficient.
- Write the house rules: Quiet hours, pool rules, smoking, pets, extra guests. They must not conflict with the site rules.
- Set up the tax and record system: Open a single folder for the reservation form for every stay, a monthly table of income and paid tax receipts.
- Open the first months at a low price: The first 5–10 reviews of a new listing determine its ranking; compromising a little on price for the first few reservations pays off in the long term.
Season and price planning: sample calendar
Most Cyprus Airbnb income is generated between June and September; occupancy drops noticeably in the winter months. Therefore, the annual price should be planned not as a single figure, but by dividing it into seasons.
The example below is a hypothetical annual calendar for a 1+1 apartment on the İskele coastline. The figures are not a project or guaranteed return; they have been structured to be consistent with the average nightly £75 and 40–50% planning occupancy assumptions in our main article.
| Period | Number of nights | Assumed occupancy | Occupied nights | Average nightly rate | Gross income |
|---|---|---|---|---|---|
| High season (June–September) | 122 | 80% | 98 | £95 | £9.310 |
| Shoulder season (April–May, October) | 92 | 45% | 41 | £65 | £2.665 |
| Low season (November–March) | 151 | 15% | 23 | £50 | £1.150 |
| Annual total | 365 | approximately 44% | 162 | approximately £81 | £13.125 |
What the table shows is this: approximately 70% of annual income comes from four months. An apartment that remains vacant for one week in summer loses more income than an apartment that remains vacant for one month in winter. Platform commission, cleaning, bills, dues, tax and management fee are deducted from this gross figure; for a line-by-line breakdown of the net calculation, see our Cyprus rental yield calculation guide.
Instead of leaving the winter months vacant, renting the property to a medium-term tenant for 3–5 months between November and March is a common solution. Retirees spending the winter on the island and remote workers are the typical tenants of this period. In this case, a written rental agreement registered with the tax office must be made.
Operations: cleaning, check-in and guest communication
In short-term rentals, cleanliness, ease of check-in and fast responses determine the guest rating the most; location and view determine the price. A listing with a falling rating drops in the rankings and occupancy quickly declines.
- Cleaning standard: Request a photo checklist after every check-out. The bathroom, inside of the refrigerator and balcony are the places that receive the most complaints.
- Fault response: In summer, if an air-conditioning fault is not resolved within 24 hours, a negative review is almost certain. You should have the number of an air-conditioning service and plumber you trust on the island.
- Guest communication: Ready-made messages in Turkish and English (reservation confirmation, check-in instructions, check-out reminder) significantly reduce the workload.
- Electricity consumption: The Kıb-Tek tariff is tiered and was increased by approximately 22% in June 2026. Leaving air conditioners on in summer noticeably increases the bill; consider a prepaid meter or energy usage rule.
- Guest registration: Some sites require ID registration at the security entrance. Confirm with your lawyer whether official identity notification is required for short-term guests and what the current practice is.
Manage it yourself or use a management company?
Most Cyprus Airbnb homeowners do not live on the island. If you do not live on the island or only visit for a few weeks a year, running short-term rentals on your own is not realistic; at minimum, you need a local team for cleaning and key handover. The real decision is how much of the work you will delegate.
| Model | Your role | Typical cost | Suitable for |
|---|---|---|---|
| Full self-management | Listing, price, communication, cleaning organization | Only cleaning and consumables | Homeowner living on the island |
| Hybrid model | Listing, pricing and communication remain with you; local team on site | Cleaning fee + on-site support | Remote but actively managing owner |
| Full-service management | Only reading the reports | Generally 15–25% of gross income | Remote investor with limited time |
As seen in the calculations in our main article, at around 50% occupancy, the full-service management fee largely removes the advantage of short-term rental. When choosing a management company, ask whether the commission is calculated on gross or net income, whether cleaning is billed separately, and how monthly reporting is organized. We have compiled the criteria on this topic in our article on choosing a property management company in Cyprus.
Akol Global also provides rental and property management services. Our recommendation does not change: before choosing short-term rental, collect data from at least one summer season to see the real demand for the site and the apartment.
Which area is suitable for short-term rentals?
In short-term rentals, demand is concentrated in projects close to the sea, with pools and a holiday-site character; İskele–Long Beach, Bafra and the coastal areas of Girne/Kyrenia stand out in this respect. In city centres, short-term demand is mostly driven by business and family visits.
Although Airbtics data for the İskele line shows high median occupancy for active listings, this figure reflects continuously open and well-managed listings. For a new listing, it is more cautious to plan the first year based on 40–50% occupancy. For the general profile of the area, you can review our İskele Long Beach guide and examine Akol’s Dolce Vita Resort İskele – Long Beach project in the region.
Frequently asked questions
Do you need a permit for Airbnb in Cyprus?
As of October 2026, the main obligation is on the tax side: rental income is declared to the Revenue and Tax Office and every stay is recorded. In 2024, the Ministry of Tourism announced the preparation of a law that would introduce a registration requirement for short-term homeowners. Confirm the effective status and conditions with the ministry or a TRNC lawyer before opening a listing.
Can daily rentals be prohibited in a site?
The site management plan and general assembly decisions may introduce additional fees, guest registration or common-area restrictions for daily rentals. In some sites, short-term rental is limited to certain blocks. Therefore, before purchasing, request the management plan and latest decisions in writing; also check whether there is any clause in the sales contract restricting rental.
Is Airbnb income taxed in Cyprus?
Yes. Short-term rental income is also considered rental income; according to the decree dated 2020, a rate of 13% applies to rent collected in foreign currency and 8% in Turkish lira. Income is declared with the V.D. 91 form and a reservation form is kept for every stay. Confirm that the rates are up to date with your financial advisor.
Can short-term rentals be made in winter?
They can, but occupancy drops noticeably between November and March and nightly prices fall below summer levels. Many homeowners rent the winter to a medium-term tenant for 3–5 months, for example to a retiree spending the winter on the island or a remote worker. In this case, a written rental agreement must be made and registered with the tax office.
Is Airbnb or Booking.com better?
There is no single correct answer. Airbnb attracts more families staying longer and guests from Europe, while Booking.com attracts more short-break holidaymakers from Turkey and last-minute reservations. Most homeowners use the two platforms together with calendar synchronization and direct returning guests to direct bookings.
Is it possible to run Airbnb remotely?
It is possible, but a reliable cleaning team on site, a smart lock and local tradespeople for emergency faults are essential. When working remotely, monitor faults and cleaning checks with photo reports. The hybrid model, where you manage the listing, pricing and guest communication remotely and leave the on-site work to a local team, leaves more net income than full-service management but requires regular time.
