Cyprus Property Management: Companies and Fees
Short answer: When choosing a property management company in Cyprus, ask about the scope, reporting and how money is transferred before the fee. In the long term, fees are generally in the range of 8–12% of monthly rent, and in the short term, 15–25% of income. Do not work with a company that does not offer a written contract, spending approval limit, monthly statement and an easy termination clause.
This article has been prepared for homeowners who own an apartment or villa in Northern Cyprus (TRNC) but do not live on the island. We explain what Cyprus property management services cover, how fee models affect your net income, the questions to ask when meeting with a company and the clauses to look for in the contract.
What exactly does a property management company do?
A property management company finds tenants on behalf of the homeowner, arranges the contract, collects the rent, resolves faults and regularly reports on the condition of the property. For short-term rentals, reservations, guest check-in, cleaning and laundry are also added to this.
Services are usually offered in three packages:
- Key holding and inspection: Periodic checks of a vacant home, ventilation, maintenance after a storm or water leak, bill tracking. There is no rental service.
- Long-term management: Finding and screening tenants, contract and tax office registration, monthly collection, fault coordination, move-out inspection.
- Full short-term service: Listing management, pricing, guest communication, check-in and check-out, cleaning, consumables, maintenance and monthly income report.
Do not confuse site management with property management. Site management looks after the pool, garden and common areas in return for service charges; it does not deal with the tenant in your apartment. Property management, on the other hand, is a separate service that concerns only your unit and works on your behalf.
How much are property management fees in Cyprus?
Cyprus property management fees vary according to the intensity of the service: in the long term, approximately 8–12% of monthly rent, and in the short term, 15–25% of gross income are common ranges. There is no official fee tariff specific to the TRNC; the figures below are ranges compiled from market observation and industry sources and should be confirmed as of October 2026.
| Service | Common fee model (approx.) | Point to watch |
|---|---|---|
| Key holding and inspection | Annual fixed fee; in the range of a few hundred £ | Make sure visit frequency and report content are in writing |
| Tenant finding (one-off) | Usually 1 month’s rent or half a month’s rent | If the tenant leaves early, is there a refund or free replacement? |
| Long-term monthly management | 8–12% of rent collected (+VAT may apply) | No fee should be charged for a month in which rent is not collected |
| Full short-term service | 15–25% of gross income | Is cleaning separate or included? Before or after platform commission? |
| Fault and repair coordination | Invoice amount + sometimes a 10–15% coordination share | Ask for the original tradesperson’s invoice |
The amount on which the fee is calculated is more important than the percentage itself. In the short term, a 20% fee charged on gross income before platform commission is deducted may be more expensive than a 22% fee charged on the amount after the platform.
Example calculation: How does the management fee affect your net income?
In the long term, the management fee can take around one fifth of net income, while in the short term it can take more than half. That is why the choice of company is the most sensitive item in the rental return calculation.
Long-term example: Consider a 1+1 in İskele rented for £600 per month. With 11 months of annual collection, gross income is £6,600.
| Model | Annual management cost | Note |
|---|---|---|
| A: Monthly 10%, tenant finding free | £660 | Fixed even if the tenant changes every year |
| B: Monthly 8% + 1 month tenant finding fee | £528 + £600 = £1,128 | If the tenant changes every year |
| B: Same model, if the tenant stays 2 years | £528 + £300 = £828 | Finding fee is spread over two years |
Model B, which has a lower percentage on paper, becomes more expensive than A if tenant turnover is high. In student-dominated areas such as Gazimağusa, this difference becomes even more apparent because tenants change every year. The Cyprus rental yield calculation table in our main article shows that net income for the same apartment is £3,572; Model B’s extra £468 means approximately 13% of this net income.
Short-term note: In the 50% occupancy scenario in the main article, the 20% full-service fee amounts to £2,730 per year and reduces net income from £5,408 to £2,678. In other words, in the short term, the management company may take more than half of the net income because it undertakes a large part of the work. This does not have to be a bad deal; but when deciding, you should do so knowing this ratio. 10 questions to ask when meeting with a company
The fastest way to choose the right company is to ask the same questions to at least two or three companies and compare the answers in writing. A company that cannot give clear answers to the questions below will not act clearly when a problem arises either.
- How many units are you currently managing, and how many are in my area? A dense portfolio in the area means fast response.
- How do you screen prospective tenants? Do they request ID, employment or school documents, references and confirmation from the previous landlord?
- Which account is the rent paid into and when is it transferred to me? It should be preferable for client funds to be kept separate from the company’s operating account.
- What is included in the monthly report? You should expect collections, deductions, invoices and a condition note with photos.
- How much can you spend without my approval? For example, written approval for every job over £100.
- How many hours does it take you to respond to a fault? If an air-conditioning fault in summer lasts a few days, you may lose the tenant.
- Who handles the contract and tax office registration? See documentary proof that the registration has been made on your behalf and on time.
- Do you pay rental income tax on my behalf? If they do, they must send you the receipts; according to Erginel Law’s guide, the sale or transfer of a property that has debt to the tax office may be blocked.
- What is the process if the tenant does not pay? Notice, lawyer referral and the fee for this should be known in advance.
- How do I terminate the contract? Look for the right to exit without penalty with 1–3 months’ written notice.
Clauses that should be in the management contract
The property management contract should clearly limit the company’s powers, fee, reporting frequency and your exit right. A verbal “we’ll handle it” approach will not work in the first dispute over costs.
- Scope list: Services included in and excluded from the fee should be written item by item.
- Fee basis: Whether the percentage is taken from rent collected or potential rent.
- Spending limit and approval: Written approval and at least two quotes for every job above the limit.
- Money transfer date: The latest day by which the rent will be transferred to you.
- Document access: Copies of the rental contract, tax registration, receipts and invoices belong to you.
- Keys and passwords: Transfer of all keys, remote controls and platform accounts upon termination.
- Liability and insurance: Who is responsible for damage caused by the company’s staff.
- Termination: The term, form of notice and how the ongoing rental contract will be transferred.
The content of the contract that the company will make with the tenant also binds you; we explained what to look for in that text in our article How to make a rental contract in Cyprus.
Warning signs to avoid
In the Cyprus property management market, a company that does not provide a written contract, does not send a monthly statement or transfers rent irregularly will be expensive no matter how low its fee is. If two of the signs below are present together, get another offer:
- The fee is requested only in cash or to a personal account.
- You are told that tax office registration of the rental contract is “not necessary”.
- Your apartment listing is published at a different price or with different photos without asking you.
- Only the total amount is reported instead of the tradesperson’s invoice.
- A notice period of 6 months or more, or a high withdrawal fee, is requested for termination.
- A “guaranteed rent” well above the market is promised, but it is unclear who provides the guarantee.
Should you manage it yourself or use a company?
If you do not live on the island or come only a few times a year, a company is generally logical in the long term; if you are on the island and have time, managing it yourself significantly increases net income. An intermediate solution is also possible: you find the tenant and contract yourself and give only fault and collection tracking to the company.
Akol Global provides rental and property management as well as construction and after-sales services in the TRNC. Our team’s observation is this: most disagreements with homeowners arise not from the fee itself, but from expectations that were not written down from day one. Whichever company you work with, ask the questions above in writing. You can review the technical support side after sales on our after-sales services page.
Frequently Asked Questions
How much does a property management company charge in Cyprus?
In long-term rentals, the fee is generally between 8–12% of the monthly rent collected; some companies also charge an additional tenant finding fee equal to one month’s or half a month’s rent. In full short-term service, 15–25% of gross income is common. There is no official tariff specific to the TRNC; as of October 2026, get written offers from at least two companies.
Does the management company pay rental income tax on my behalf?
Some companies register the rental contract with the tax office and pay the tax on behalf of the homeowner, while others only remind you. Write which one applies into the contract and make receipt delivery to you a condition. Because tax debt can prevent the sale or transfer of the property, monitoring payments is ultimately your responsibility.
Are site management and property management the same thing?
No. Site management looks after common areas, the pool, garden and security in return for service charges. Property management deals only with your apartment: it finds tenants, collects rent, resolves faults and reports to you. Some companies provide both services together, but their fees and contracts should be separate.
How do I terminate a property management contract?
Termination conditions must be written in the contract; what is reasonable is an exit without penalty with 1–3 months’ written notice. Check for a clause stating that keys, remote controls, platform accounts and copies of rental contracts will be transferred to you upon termination. If there is an ongoing rental contract, the relationship with the tenant should be planned to pass to you or the new company without interruption.
Is it worth using a management company for short-term rentals?
If you do not live on the island, running short-term rentals without a company is practically difficult; check-in and check-out, cleaning and guest communication require daily work. However, a fee of around 20% can take more than half of net income at 50% occupancy. If your occupancy expectation is low, long-term rental and a lower management fee may leave more.
