Tatlısu or Karpaz: Which Suits a Holiday Home?
Short answer: If you will visit often for short stays, Tatlısu is the better choice; for long, infrequent stays, the Karpaz Peninsula fits better. Tatlısu is 45–55 minutes from Ercan Airport and close to Kyrenia, so you can come for a weekend, and the facilities inside a complex cover everyday needs in summer. In Karpaz the drive to Ercan takes 80–90 minutes, but in return you get kilometres of beach with no facilities, such as Altınkum, and the quiet of a village.
This article is for readers torn between a quiet village on the north coast and the peninsula at the north-eastern tip of the island, and who plan to use the home only in the summer months. We do not discuss year-round living here; we cover that in each region's own guide. For a general comparison of the four regions, see our article on where to buy a home in Northern Cyprus.
What is the real question when choosing a holiday home between these two regions?
Most buyers comparing Tatlısu and Karpaz look first at the sea and the quiet. Both score well on those points, so the decision turns on something else. The first question we ask on site is this: how many times will you come over a summer, and how many nights will you stay each time?
For a family that comes twice a year and stays three weeks each time, a drive of an hour and a half from the airport means four journeys in total. For someone flying in for a long weekend every month from May to October, the same distance becomes twelve journeys. On short stays, the time spent travelling starts to rival the holiday itself. This simple calculation shows the most concrete difference between the two regions. We also discuss who Tatlısu suits, beyond holiday use, in our article is Tatlısu a good place to buy a home.
The second question is who will be staying in the house. For children and teenagers, a complex with a pool, sports facilities and other children to play with is a very different summer from a village house with a garden. For an adult couple, the difference can sometimes work the other way round.
How do the two regions differ on access and distance?
The times below are approximate figures for a private car in normal traffic. For Tatlısu they come from our regional guide, and for Karpaz from the information we share on our project sites.
| Topic | Tatlısu | Karpaz (entrance to the peninsula) | Karpaz (Dipkarpaz) |
|---|---|---|---|
| Ercan Airport | 45–55 min | About 80 min | About 90 min |
| Nearest town | Kyrenia 40–45 min, Famagusta 45–60 min | Famagusta about 65 min | Famagusta about 79 min |
| Coastline | Small sand and pebble coves | The gateway to the peninsula's beaches | Wide beaches without facilities, such as Altınkum |
| Daily needs in the village | Grocer, bakery, coffee house, a few restaurants | Basic services in Yeni Erenköy | Village shop and health centre |
| Our project in the area | Dolce Mare Resort | Akol Marine | Karpaz Peninsula Villas |
Tatlısu's advantage is not only its closeness to the airport. You can drive to Kyrenia's restaurants, harbour and shops for an evening meal and come back. In Karpaz, once you are on the peninsula, your days are mostly spent there. We describe the route from Ercan to Tatlısu, with notes on night-time driving, in how to get from Ercan to Tatlısu and Esentepe.
What is a beach day like in each region?
In Tatlısu, a beach day is spent in small coves reached on a short walk or a few minutes' drive. The shore is a mix of sand and pebbles, it is not crowded even in summer, and it is easy to swim in the morning and be home by lunchtime. For families who like to split the day, spending the hottest hours at home or by the complex pool, this rhythm is relaxed.
In Karpaz, a beach day is more of an outing. The official tourism site Visit North Cyprus describes Altınkum as a long, uncrowded beach at the northern tip of the island with no service points, and reminds visitors to bring what they need with them. In practice, that means a day when the cool box and the sunshade are loaded into the car in the morning and you come home only when the sun is low. You can find the stops beyond Altınkum in our Karpaz nature route article.
Both regions have stretches of coast where sea turtles nest. In summer, rules on lights, vehicles and umbrellas may apply on these beaches at night; follow the signs on the beach and the instructions of the officials.
Complex or village house: how does everyday life change on a holiday?
Dolce Mare Resort in Tatlısu is a residential project we have planned on a site of 50,500 m², offering apartments from studios to four-bedroom (4+1) homes. A swimming pool, gym, tennis court, basketball court, walking path and children's club are part of the project plan, and the complex also includes a restaurant and a café bar. For a holiday home, this means children can spend the whole day inside the complex, and you may not need to get in the car for dinner. Dolce Mare Resort is under construction, and we share progress on the project site. You can find the project details in our Dolce Mare Resort introduction.
Dolce Mare Resort, under construction in Tatlısu, exterior visualisation. In Karpaz, a holiday is spent mostly in a house with a garden. The homes at Karpaz Peninsula Villas, which we designed in Dipkarpaz in the style of traditional village houses, have a private garden and front and rear terraces; the first-phase homes are two-bedroom, with a gross area of 115 m². According to our project page, the first and second phases have been completed. Here, summer evenings are spent on the terrace and in the garden, and social life is on the scale of a village, not a complex. We describe everyday life in a house with a garden in our Karpaz Peninsula Villas article.

The project is under construction.
What happens to the house when it is empty?
It is worth remembering that a holiday home stands empty for seven or eight months of the year. Who looks after it during that time, and how, becomes a different question in each region.
In a large complex, the upkeep of shared areas, security and the grounds are the job of the management, and the maintenance charge pays for these services. You would still want someone to call in once a month and check for damp and leaks in your apartment, but most of the work sits within an organised system. We recommend asking in writing which services are covered by the maintenance charge.
In a village house with a garden, watering the garden, pruning, checking the roof and gutters, and checking the terrace after a storm are directly your responsibility. It is possible to find someone to do this on the peninsula, but you need to build that relationship before you buy. Do not leave the peninsula in October without knowing who will hold the key to your house.
How should you think about letting a holiday home occasionally in each region?
In both regions, short-term demand is squeezed into the summer months and is not as deep as in Long Beach or Kyrenia. For this reason we do not give yield figures; we suggest a method. First put the weeks you will use yourself in the calendar, then look at real listings for similar homes for the remaining weeks, and settle who will handle cleaning, key handover and maintenance. We compared how an owner can set these up from a distance in our article on daily or monthly letting.
One difference worth noting: complex facilities offer the kind of set-up short-stay guests are used to, while a village house appeals to a narrower group of guests looking for nature and quiet. Decide which suits you by looking at real listings.
Which region suits which kind of holiday-home owner?
- If you will come several times during the summer for short stays, Tatlısu's closeness to the airport is felt on every trip.
- If you will spend the school holidays with children, a pool, sports areas and a children's club inside the complex make the daily routine easier.
- If you come once or twice a year and stay for a long time, the long drive to Karpaz is small compared with the total length of the holiday.
- If an uncrowded, wide beach is the holiday for you, the area around Altınkum stands out.
- If you enjoy gardening and prefer to sit on a terrace in the evenings, the village houses in Karpaz are close to that expectation.
If you are still undecided, try spending a week in a rented home in each region in the summer before you buy. Note how many times you went down to Kyrenia in your Tatlısu week, and how many days you spent in your Karpaz week without leaving the peninsula. Count the return trip to the airport just as carefully: how many hours before your flight did you set off, and how long did you stop on the way? This small experiment often gives, within a single summer, an answer that listing photographs cannot.
If you are also thinking about Karpaz for year-round living, our article buying a home on the Karpaz Peninsula: holiday home or permanent living covers that question separately.
Frequently asked questions
Which is closer to the airport, Tatlısu or Karpaz?
Tatlısu is closer. You can reach Ercan from Tatlısu in about 45–55 minutes. In Karpaz the time is about 80 minutes from the entrance to the peninsula and about 90 minutes from Dipkarpaz. If you plan short and frequent stays, this difference takes a few hours out of your holiday on every visit.
Which should a family with children choose for a holiday home?
If you want complex facilities that make the daily routine easier, the complex projects in Tatlısu may suit better. For children who play in the garden, go on beach trips and do not get bored by the quiet, the houses with gardens in Karpaz are also a good option. The decision depends on the children's ages and how they want to spend the summer.
Can you find shops and restaurants in Karpaz in summer?
Yes, but on a village scale. In Yeni Erenköy, basic services are within the village, and in Dipkarpaz there is a village shop. For larger shopping, people go to Famagusta. Because there are no facilities on beaches such as Altınkum, you need to take your daily supplies with you.
What should you do if a holiday home is empty in winter?
When closing the house, turn off the main water valve, empty the fridge and bring the garden furniture inside. Before you buy, identify someone who will call in once a month through the winter to air the house and check it after storms. If you are in a complex, find out in writing which services are covered by the maintenance charge.
Is there a difference between Tatlısu and Karpaz when it comes to letting?
In both regions, short-term demand is squeezed into the summer months. Rather than giving yield figures, we suggest you decide by considering real listings for similar homes, your own weeks of use, and who will handle cleaning and maintenance.
If you would like to see our projects in Tatlısu and Karpaz on the same trip, you can write to us. The drive between the two regions will tell you something too, so we will plan the visit with you.
